last time i only saw old age investors.
now seem like investors getting younger n younger.

how old r u? how many investment properties u hv?
since when u start invest in property?
what make u go into property investment?

i'm a newbie.
read lot of rich dad poor dad book. i think i m one of millions people who made him rich.
but he really activated me to think differently.

27, 1, 24...took overseas job, realized if i don't buy then, i might have to pay much more when i come back...also, if i do come back, at least I can sell/rent out the house & get another new one with a little extra money...

Of course can...... some guru claim u can start with 0% down whistling.gif

As long as u got a steady monthly income to qualify for loan your RM20k can be used as downpayment.

Remember to keep some for emergency & incidental cost. You can start targeting property < RM130k or a couple of low cost apartments.

IMHO being conservative in property, I would save more 'bullets' for better quality option although there are oso ppl who gets good cashflow fr low & mid cost apartments

100% loan can be done but must be very careful when using debt as a leverage.
It's not recommended to people who are bad at managing their own finance.

Have to qualify, one of my purchase is sentimental cuz I practically rented the place for quite a while (4yrs) and suddenly realised that hey, if I'm happy paying rental for 4 yrs, most of the people renting here will rent for long term too.

Another was more semi-impulsive due to slightly below market price (~15%) but demanding rental market (near lrt).

A 'holey' man now, waiting patiently for transfer to process.

Probably another interesting but sensitive topic to ask is where you bullet coming from in general term (e.g. EPF, monthly salary savings, big fat bonus, pa ma funds, previous flippings wink.gif or quickly accumulated over other positive investment cashflows); specifically 1st unit, and units thereafter:

I got my first unit d/p by spending bulk of the accumulated savings over few years of working.

Second unit d/p by using fund released from employee share purchase scheme + bonus pay check.

Some may disagree in terms of financial planning perspective, but I do intend to draw down EPF account 2 to treat as bullet. Still young, things turn sour, and if really intend to rely on EPF only to retire, can climb the corporate ladder and accumulate over future 25+yrs

The intention is to retire younger and comfortably ignoring EPF as the retirement fund.

Started late, but got 3 properties in under 2 years (me and wife combine money), all my rental properties are under 300k, small apartments in prime areas, Amcorp, Jaya etc

I say, depending on whether is that part of the original investment planning

The topic shows that young investors, so if owning 1 house solely for own stay purpose, i dun think should include.

But if anything more than 1, and it is own stay for the moment but always have in mind as an investment purpose, I guess that qualifies.

what kinda discussion is it? it is not constructive and without any purpose. is it about showing off? or is it about rubbishing?

come, since most and most have 2 and above properties, come, dont just type here, without any proof.

we meet somewhere, bring along your S & P copy, or bank loan agreement copy, to proof.

i will lead this meet up. anywhere that is public enough.

i have 2 properties, one cost 480k in bkt jelutong, one cost 230k, condo, in pj.

i am a bit old compare with many rubbish typer here, i am 32.

You dont have to over react, I believe, those with alot properties in hand will not or easily reveal themselve, what is here may be just to keep the topic heat up only.

Maybe when you buy another few more, you wont be disclosing the actual figures too.

Honestly saying, I'm not interested to show off or impress anyone. It's up to the reader whether he/she believes whatever that I have said in the forum. I will not waste my time to upload those legal documents that are supposed to be confidential.

To those sincere friends/partners whom are sincere in working and learning, I have no issue to share further details.

This is a public forum to share information. It is up to the reader's discretion to "filter" the information. Nobody is "obliged" to "over-disclose" and I don't think having a bit more privacy makes me a "rubbish".

Bottomline is - I'm happy with my properties and I am some small money biggrin.gif

There's always gonna be more than one prspective to everything. We can look at this thread and think :

- Its where ppl gloat and shout about their achievements in property investing.

OR

- Where ppl patheticly lie about their achievements.

OR

- Setting an example to fresh grads out there that financial planning and having an investment plan does not meant for older and married ppl only. The faster you start normally the better the outcome will be.

- That you r not alone, there are fren's to be made and there's always gonna be others who have achieved more than we thought possible.

- Have a bigger dream - I use to think 3-4 houses is max one should have, but now I think 20 is not enuff after understanding what is it required to reach my future objectives tongue.gif

- There are better ways to spend our hard earned money instead of buying a fancy car, paying for a fancy GF/BF etc tongue.gif




I'd like to think this thread of more for the latter. And IMHO, if you are below 40 and already got more than 1 property, u've got nothing to prove to others as you already doing better than the mass, in prop terms.
