If im not mistaken, it the apartment complex just next to carefour and very near KTM station, in Subang Jaya.
I checked a property listing and it ranges from RM180 to 200k. Based on this ballpark figure, do you think this is a good investment for a first home?
30 years @3.6% ~ RM750 to RM800 a month.
I assume the price would go up because subang is a great area, plus with the homey subang parade (as opposed to teenage/youth centric pyramid) and carefour, i fail to see why it has any disadvantage.
oh not to mention a fly over that leads directly to federal without needing to take any uturns, etc.

Cons r traffic congession, too many units coming up (4 projects along the stretch with more in the pipeline), too close to major h/way (noise & dust pollution)
But there is a steady stream of tenants & initial launch was attractively priced

The upcoming projects are the soho (empire) and subang mall (service apartments)

yeah, but is the dust really bad? if u are staying in the top floor its ok kot? darn, if not subang, what's an up and coming property for an RM7k/month couple? kajang? puchong? bangi? havent checked anything  what is (empire) ?

Soho - small office/ home office but oredi sold out & finishing is quite bad
RM7k allot of choices-la Amaya Saujana oso within reach or Laman Baidure - most xpensive condo in Subang overlooking Tasik Ria

It is not very condusive for own stay or to be treated as a suite. Hence the question boils down to your intention. If own stay or rent out to students or family then Avenue ; if require a small office with no family then Soho.
