If I could go back in time, here I would advise myself:
- don't rush to buying house. Survey 100 projects. Agents will tell you many things.. don't listen to them. Once you sign snp your agent will never talk to you anymore. Their job is just to close sales. And agents will never tell you bad things. Be very skeptical. Do research. For example, a project in Damansara, agent never told.me about a mosque the government is planning to build, or affordable housing. They know if they mention this, instantly I will reject. So I need to dig out info to only know a mosque and few rumahwip is being built. I dodged a bullet.
- Don't fall for marketing. Developers promise a lot. They have artists impressions, big mega plans, but in the end habuk pun tarak. Even big developers also fave this issue.
- Don't force yourself, aka ukur baju di badan sendiri la. If you can only afford RM1500 house, so choose a RM1500 house. Why die die want to go for RM2000? You may think you can afford it IF you only save a bit la, stop eating a bit la, but reality is your expenses will only go up, never go down. Especially when children comes into your life. And if your gf/wife/parents not happy because you can only afford RM1500, then ask them to f off. They are not paying, who cares what they think. Is your gf going to help you if you can't pay? You ownself die only.
- surveying house and buying house is a fun experience, if only you are resilient. Don't listen to agents, parents, sales promoter, developers promises all. Look at the project objectively, spy and survey by joining their owners group. They will uncover cans of worms, your agent, parents, developers won't tell you.
- Have fun, enjoy the process. Buying a house is a once in a decade kind of thing. Take it slow. And oh, if you feel bad rejecting agents, just remember they are probably speaking to 100+ potential buyers, you're just 1 of 1000 target for them.
