Just to stay on topic, how do you guys track your net worth performance?

I have a simple spreadsheet.  It's nice to see the growth on a graph.  I'm averaging 2% every month.
*
can share your spreadsheet here , interested to see how others do it.

I think it's petrol station, high chance!

I just pumped at RM2.10/l at a Petronas, the receipt is issued by a SOLE PROP. (ABC ENTERPRISE)

So, i guess higher chance is petrol station.

24m/12 = 2m monthly.

2m/30 - RM66,667 daily.

Assuming 1000 cars daily, each car pumps RM67. Possible what!

It could be even better sales if the location is good.
*
I think it is a 4 nombor ekor licence, this is a cash cow business, and very very hard to get licence unless u got connection!

August 2023 milestone
New chapter : Was the contract Medical Officer that participate in the ePlacement, god bless me with luck and able to transfer back hometown...

Good news : Gotta see my parents more often , no need to fly across South China Sea
Bad news : I need to re-establish my business network in my hometown

Age : 29
Single

Assets :
ASM FP : 107k > 188k
Stock : 8k > 43k (but performance is shit ... in net loss 2k at the moment)
KWSP : 29k > 59k

Liability :
Student Loan , none , parents clear for me (say 20% discount is worth) , and i decided to provide 1.5k cashflow per month to them as gratitude

Target 1 - completed (100k ASM) , in fact, way overachieved
Target 2 - still scouting property ... problem to buy real estate if working place keep on changing...
Target 3 - stock is shit , i buy REITs + Growth , not even gamble and already in red

Current
with 4% ASM rate = 7520 recurrent income per year + 1500+- dividend from stock per year

Venturing into SGD coz MYR is shit , currently owned 3.2k SGD ... target is to have 10k SGD so can get bank promo FD rate 3% instead of current shit 0.3%

Age 61
Job Retired

Assets:

Property:

One high end condo 2,000,000. Paid off.

ASM/ASB Funds. >9,000,000

Cash on deposit: 1,000,000

Private pension: 6,000 pcm

We take 240,000 a year from ASM/ASB and looking to increase that to 300,000 per year once dividends return to pre covid levels. A nominal 1.5% reinvested as a token hedge against inflation.

No loans or credit card debt.
*
Assets and properties unknown

Even at lowly 4.0% that ASM ASB would have given you RM360 000 a year.

why only take RM240k a year still hoping to hit RM300k?
You have already got more than that!

so big amount in ASM if only getting 4.5 -5% is abit of a waste
Why not try investment grade Bonds?

Every extra 1% dividend is RM7500 monthly pocket money!

edit just noted you deduct 1.5% for inflation
but quantum big enough no need worry inflation

thinking back...... when i just graduated and started to work....
with a miniscule rm1.6k basic pay per month. i could still save rm1k per month by strong self control.
as time goes by, and when my basic pay hits 5 digits per month, i constantly struggled to even save 30% of it.....
does most of you have the same "problem"?
lol.....
*
normal lah bro,
at the beginning still single
no commitment or minimal

later on want to by car buy house
pay installments

then get married all need money

and the big tickets come having few children
even milk powder also so expensive
next education etc nonstop

but when you have cleared all that
then you would see you can save alot more .

Big income can save 50% even 70% is nothing to shout about
small earner can save 30% also considered very good lo.

And that income is not salary but commissions,

QUOTE(gashout @ Dec 12 2023, 05:37 AM)
Bravo. From his inspiring numbers, can you share with us, how did you reach to this level?

Would you say the industry you are in allow you to get this portfolio?  Or was it the right investment that led you to today's number?

*
yeah that will help others trying to hit that number also..

QUOTE(romuluz777 @ Dec 12 2023, 09:04 AM)
That's a commendable portfolio bro, and well done to achieve these at 50 notworthy.gif
You must be at senior management level in banking at the very least.
*
perhaps side income
commissions more important than basic salary.

QUOTE(Cubalagi @ Dec 12 2023, 09:43 AM)
I think the finance sector is still one of the better paying economic sector. Epf employer contribution also tend to be higher (like 15-16%). But it can be back breaking work esp at middle management nowadays.

I plan to work until 55 and then call it quits. Contemplated of doing it earlier, but so far can still tahan. Personal financial target is to get the financial assets number above RM5m.

N yeah, Im sandwich generation, funding my own child and ailing parents who have little in way of retirement funds. A lot of compromises. One of the thing which drive me to accumulate is so that i dont financially burden my son and society in general in my twilight years.
Not really senior management.  Thats division head level. Im at dpt head level, of a small dpt. I guess Im like a branch manager level if Im in consumer banking.

Im a bit thrifty tho, just B class car n no designer watches etc. But since the kid is sorted out n retirement funds is on track, my life style is more yolo (single guy maa 😆).
*
yes thrifty is the way to go!

QUOTE(ronnie @ Dec 12 2023, 10:57 AM)

my best advice is for you to find someone who owning 10,20,30+ properties and get them to teach you.
if current interest can be covered by rental. Imagine the increment of rental during the 30+ years loan tenure VS the interest. Can the interest increase that much?
*
whoa bro
you have bought so many properties on bank leverage? it sounds high risk endeavour.

QUOTE(skty @ Apr 23 2024, 12:10 AM)
best thing in property investment is bank leverage. Let's say you dump in 100k down payment and borrowed 900k from bank for a 1mil property, if immediately after VP you manage to sell at 1.1mil, your return is very close to 100%, not 10%.

*
I doubt that can nett you close to 100% profit
expenses to buy a 1 million property is not cheap.
a profit margin of RM100k is not enough
lawyers fees, etc easily more than half gone.

I gonna pay 700 for room/lodging anyway, so why not i buy my own house first.

a 535k condo can rent 2300 is good already

we have one in Puchong about same value rental only RM1800

QUOTE(furuku89 @ Oct 18 2024, 10:14 PM)
I couldn't agree more with your statement above, it is all about how you define happiness.

Money is merely a tool to acquire things and solving various problems. I believe that there are wealthy individuals who lack time for their family, which they often wish they could have one. Conversely, some people living in kampung with an monthly income of just 2K for the entire household can still find genuine happiness.

As we earn more, stress and responsibilities often increase. Ultimately, we're all here playing a game until our time runs out. What truly matters is living "rich" in happiness, spending quality time with loved ones, and having the opportunity to enjoy that time with them.

In my opinion, the keys to winning at game of life are, first and foremost, happiness; secondly, longevity of life; and lastly, wealth.

I used to earn RM 24K annually after graduating, and I encountered bumpy roads along the way, including a near brush with bankruptcy. Now, I aged 35, I earn over RM 3M ++ annually, yet I still feel it's not enough. I constantly remind myself that money can never truly be sufficient, the most important thing is to find happiness and to share my time and resources with my loved ones. I often ask myself, 'If there were no tomorrow, would I have any regrets?' So I strive to make the most of my time and pursue happiness.
*
whoa bro,, sure or not you...

your income RM250,000++ a month

still not enough?
what things you need to acquire?
what various problems you need to solve??
