But u need to remember that, this price is 2~3 years back. All the investor also need to take risk since that time is economic crisis period.

Then u can offer them free legal fee, stamp duty and others fees if you can get 480K.

Yes, after CF only can hand over the property. But if you have buyer, both of you can go to sign an agreement in Lawyer firm to lock the price and unit 1st.

Hi Bro, thanks for the info and this also will help a lot of owner and buyer here. The developer told me that there is one agreement name conditional agreement to solve this kind of transaction.
