Hey all zesters,

Nice to meet you guys again.

I have a few questions regarding to the housing loan.

1) I got offers from bank and plan to sell off the apartment after 10 years.

i) ZEC BLR-2.2% whole tenure, 5 years lock-in
ii) NZEC BLR-2.4% whole tenure, 5 years lock in

Which one is better for my case?

2) The bank agent said that the installment can be paid once the full loan are released from bank upon the completion of Zest. So that meant I have to wait for 2 years + then only can start paying the loan although I am prepared to bear the monthly installment now. So I wonder if this is good for me? Agent said I can use the cash in somewhere else for the first 2 years until the completion of Zest.

Please advise.

Thank you.

btw... i just called SA about my referral fee.. she told me the show unit is done, still got some minor patch up to do (but dunno what is that)..

However, was told by SA today block A still got 7 units.. plenty more purchasers on waiting list waiting for more desirable units to be released.. Once other units release due to loan issue, buyers from waiting list have to pay booking ASAP, agent cannot reserve for them until they pay up.. 1st come 1st serve basis... now agents are fighting each other for sales and buyers are fighting each other for release units... fuyoh.. sweat.gif

you can release it back to developer if you have not sign your SnP.. other wise, if you had sign ur SnP, have to wait until obtaining vacant possesion (VP), maybe 2012 smile.gif

Tower A unit 01 - 12 are west facing, but I am not sure whether they are still available or not.
So you meant if you were me, you will go ahead with the bank loan? True also, may need money to renovate also =D Hehe initially I am thinking to to rent out the whole empty house without renovation xD

And another question, if I go ahead with this loan, so the interest will be charged on loan amount released or full amount(270k)?

Scenario 1
=======

1) First Month : 3.15% on 270k
2) Second Month : 3.15% on (270k + 3.15%)

Scenario 2
=======

1) First Month : 10% loan amount released. So interest charged will be 3.15% on 27k (10% of loan amount)
2) Second Month : Another 10% loan amount released. So interest charged will be 3.15% on (27k + (27k + 3.15%))
Both of the scenarios above are to give you guys some idea about my questions. May not be accurate so just give me some opinion about the general way how the bank loan worked.

Thanks  tongue.gif
*
Ic... the ans is no... your interest will be only charged based on the amount released from bank to developer..

During foundation work, every unit owner has to pay up 10% 1st... and then another amount for podium carpark (since we have a saparate SNP). After that, the developer will only request subsequent payment when construction reaches your floor. In other works, those who bought lower floor will hav to pay longer interest compare to those who bought 20th floor smile.gif

Hi, would like to know some taikor mentioned about the parking lot... which 12th floor onwards can get both car part at same place.. care to elaborate further... manage  to snap on loan rejected at 300k..
*
both car park always together, only diff is either side by side or tandem. Side by side means both car can move in and out independantly, while tandem is one in one out (or one front and one back), the car at the back has to move away in order to allow the car in front to move out from the parking lot. Best is to check with your Sales Agent, call up your sales agent if you wan to know which kind of parking lot you are getting, our source is not so reliable in my opinion smile.gif

Developer has their own guideline in allocation car park.. some units in level 12 and above will still get tandem carpark due to the lower price of the unit, some get side by side due to more expensive unit. smile.gif

How r u ml22? I understand what you are saying but can you imagine next time after reaching your unit and you
have no place to put away your shoes? R u just going to leave them outside at the entrance? It is going to be messy la fren.
Or are u going to take them off once u reach your entrance and hold them with u all the way to wherever it is that is the
nearest place to construct or place a shoe rack?

Think about it la fren...store room don't have just build more cupboards la, privacy of rooms don't have, just
place some partition la. But everyday you come back from somewhere, you have nowhere to put your shoes. Apala joe...
*
Fren, if shoe location is a major concern for you, y dun you just drop type A and take other type??

U must be from developer ka?

If shoe location not a major concern to you, y dun you just talk about something else then because you obviously could not
relate to this matter.
*
Fren, it seems like you will not hav a peaceful day without a place to put ur shoe even after u had purchase type A, so y take the mantel stress..

I cant talk about other matter bcos ur "shoe location" just strike my interest.. smile.gif

Hi voltus5,

Words in forums are expressionless bcos u cant c wats the emotions or face expression as other people speak. I have notice you have used quite some strong words and sentences while conveying ur views or replying other ppl's questions smile.gif .. We are here to exchange views and opinions, and most important, respect each other although we don't agree.. simply because we are unique individuals..

Major issue for you doesn't mean it is the same for others.. if you don't understand what is Paradigm Shift, try reading Stephen Covey's "7 Habits" smile.gif

I have only a pair of slipper and a pair of shoe, even a box can do well for me thumbup.gif What the hack i need a shoe place...

Hi Barney, appreciate your concern on this matter..

Yes, we had discussed this in earlier thread before (I think it is in v1) that we will not expose any identity of owners to protect the privacy of each purchaser, not even unit number. The closest we provide is Block A, B or C.

Any PnC matters can be conveyed via PM.. smile.gif

good stuff  tongue.gif

anyhow, can I suggest that we all continue to be objective and fair in our comments? There will be ppl throwing critism anytime but unless its completely untrue, no need to jump on the gun. Just take it, and move on.

The last thing we want in Zest in a bunch of undiplomatic fanatics who thinks Zest is the best property in the world and will simply hantam other developments or couldnt take any critism ( some other development in Puchong really got fanatics of these kind - hint :Z**). Passion is good as long as its not extreme. Having lots of fanatics in a dev will deter Zest from reaching its optimum price upon CF next time.

I dont want my neighbour to be an extremist/fanatic of any kind...............so what about you all?  wink.gif

I was told there is a unit available at Tower A, 8th Floor, Type B.
Price is RM298,888 .. I was interested but i think this is too expensive, compared to the similar unit in Tower A.
This is a developer price and they seems to be taking advantage of the late buyer

Hi bran,

similar unit at level 8 tower A also? how much different ? smile.gif
