Hmm.. many ppl have doubts on TZ getting 400k subsales. I think 400k is not something spectacular. Launches in setapak cost above $400k now, as is kuchai area. For a little bit less at 300k+ can only get studio in damansara / cyberjaya. Lets face it, prices are increasing everywhere and i am thankful to have gotten a reasonably priced property hre that is catching up with prices in other places.

Anyone any ideas when will the 1st phase of sw will be handed over ? I guess giving a discount to sw's psf makes sense given the recognition of spsetia's juggernaut brand presence & land price differential. There is no necessity to be in awe of sw as resales price-wise will vary among prospects, some wouldn't want to live in commercialised & hectic surroundings of sw whatever its price while others thrive in such places - so either developments will have their fans. Tz likely will attract a more mature market so i'm counting on good appreciation even without any more future blocks/launches to inflate its intrinsic value. Until something more interesting comes along to talk about .. $450k $450k !! Haha... sori can't help it

Happened to be filling up petrol there so ..  Reached roof level, time to do plastering and then we can see the finished product. Just discovered how 'amazing' this place is, can fill up petrol before entering condo, or if u forget, fill up at other station upon exiting

I think what makes the difference is that tz is a different type of dwelling place altogether in puchong / kinrara. A lot of residential hi-rises in the vicinity pale in comparison to its location & concept. It will be a funky place to stay, u'll see .. & will attract others to stay here. I'm buying for investment initially & 51% of my mind tells me to shift here from bkt jalil instead.
What i can tell for certain is this - tz will command the highest condo rent in kinrara & perhaps the 2nd highest in all of kinrara/puchong.

Doom & bluberry, i get calls from companies asking me to PLEASE rent properties to them as their staff are arriving in kl & need accommodation urgently in bkt jalil. Will they rent tz from me ? Oh yes they will cos they keep calling me up 'pls . . pls'. Too bad i don't have empty units on hand & tz is not ready yet.

Just sharing with fellow forumers whats happening on the ground. The rent / unit is not rm3k but based on roi its > 10%. No one is big enough to move the market, its all up to demand & supply and i can honestly say that demand is very strong here.
As i shared earlier, an area moving higher doesn't mean another won't too, so those properties in kelana/mk etc might go up or down, nothing related to kinrara. However, the rental market is quite fluid, tenants have a sharp sense & eye on what they see & want & they will compare. Newer props & those with usp will bring in the crowd thro word of mouth.
Bkt jalil & kinrara is an upcoming area as you can see, which is why developers are coming in to satisfy the demand and high level of interest here.

Pai chose aseana as its the highest end available condo in puchong right now, its not suitable comparing tz against lower enders if u know the market segment there.
"let's do a simple search in i property, rent a condo/apartment at kinrara area, results show none of them above 1.5k rental eventhough for partly furnish unit with those nice built in kitchen cabinet, lighting, aircon water heater provided.." which is why tz will fetch higher, again if u know the area well.
Can u share with us what u have known that will make tz perform negatively against other condos in the area ?
Doom2 very against this tz oh .. y leh ..
edit - also noticed u hentam'ing other props in lowyat here ..
