With due respect i dun think you can forecast the future price of TZ with the upcoming SW launch Trigon. The upcoming Trigon is marketed as a luxury apartment with premium finishing and 7 lifts serving all floors. You can forecast the price of TZ with the price of R1/R2/R3 at VP time though as I think they are more comparable, albeit the 15% premium over the lifestyle + doorstep convenience is for me and you to guess.

TBH I wasn't sure on the exact finishing of Trigon, also whether it's FF or else. Just was told that there will be 7 lifts serving the floors and maintenance fee is RM0.45psf, which I personally feel is very very high. Based on this and the selling prise of >RM600psf, I think the general expectation would be Trigon has to offer something superior compared to R1/2/3 in order to justify the price it is asking.

IF Trigon is providing the same specs as R1/2/3 with the exception of sightly lower density and more lifts and better facilities (sky villa ala SSR style, etc), then I think R1/2/3 and TZ and other same league (read: lifestyle mixed use development) developments in the vicinity will catch a ride on the bull. However, I really feel that Trigon will not be in the same league as R1/2/3 or TZ apartments, more of like SPS's Sky Residences category. So let's wait a little more for the launching details shall we?

About the price performance after VP, I really have no idea and I admire those who can foresee and name a figure for the future price. However, I can be sure that SW apartments will command the highest psf in Puchong by VP time until some other better planned lifestyle mixed use developments come up in Puchong's Golden Mile. smile.gif

Haha, let's wait for the launching of Trigon and we'll discuss it further then at another thread, afterall this is TZ thread. tongue.gif

I'm not KLite so if I do settle down in KV, SW might be for own use. But I'm contemplating rental game if otherwise.
