There are few units left in Block C at that time, which was going for only 250K, but the balcony is blocked by block B. If it's for investment (e.g. rental), wonder if these units will be able to fetch good rental?
*
looks like there r still many zc-xx-01 units in block c not taken up yet after all? then they should not have claimed n advertised to have sold 100% in block c.

QUOTE(ROCKEY @ Sep 2 2009, 10:34 AM)
Actually Winner Bro, I dun understand how you related TT to Koi Kinrara. My sister bought Koi Kinrara and yes Koi Kinrara is related to Koi Tropika which Koi Tropika has a really bad reputation due to the management there.

As for Developing Company.. I didnt see any relation regarding Koi Kinrara and The Zest.
Koi Kinrara Developer is Lingkaran Naga Sdn Bhd. which is a Sub from MasterON Sdn Bhd.
MasterON Sdn Bhd is a company which falls under the tree from Federal Furniture Holding Berhad which FFHB Mr Choy is also MD for MasterON. (correct me if im wrong)

for The Zest...
Zest is develop under Darul Dinasti Sdn Bhd. which falls under Trinity Tower Group.
so.. TT Group MD Dato' Neoh Soo Keat.

rrr... I dont see any realated issue from TT to Koi Group.
but.. Koi Tropika really have some management problem. But IMO every condo or service apartment would have their own problem. Heron does have their problem too. I bet Zest will have in the future too...

We should not judge Koi Kinrara before its completion, every buyer have their view and decision to make. and we respect that. A good or bad project of previous developer is just a reference and guide for people to take note. So even Good reputation Developers have abandon projects too.

Just get finger crossed and hope to the house you bought its good and be happy with it.  smile.gif  peace

the above analysis is already common knowledge to every purchaser. legally there r absolutely unrelated but in substance what winner trying to point out or hinting is the fact that they both (whether developers, directors & mgt teams, ex-employees, etc.) had been once upon a time, co-habiting under 1Umbrella. care to elaborate further, winner? or if it's inconvenient to mention here, why not pm me.

The cheapest unit sold during pre-launch last year was RM225k.. The only 2 units with less than RM200k were the studio units (around 500 to 600 sqft) but they r already sold out.. both are sunway view..

Correction! not 2 but 4 studio units, boss.

and according to the SA, zest is going to have another project in bukit jalil soon bt where exactly and build what the SA still dunno yet.. he say will inform us wor.. hehehe...
their next project won't be a runaway success like TZ. firstly, it's definitely gonna be priced higher and secondly, it's L/H.

a brief FR about the show unit:

as soon as i entered the 1st fl where the show unit type b is, was greeted by their gm..introduced himself as mr khoo, formerly from bukit hitam development..yeah that bandar bukit puchong. looked almost deserted in the late afternoon when i expected huge crowd to throng the place.

no photos allowed to be taken .. so i just abided by their rule lor.

my impression is that type b balcony is spacious..not just spacious but bona fide spacious. u can put 2 big round banquet tables there. was reminded by the lady sa that type a balcony is shorter. *using her toe to point to the spot while demonstrating how short the type a balcony was*. elsewhere the id uses too many mirrors, trying to create a sense of spaciousness. obviously not to my minimalist taste. the helpful gm then impressed his visitors by lifting up the toilet seat covers which then slowly n gently fell into position with pin drop silence instead of abruptly crashing down like reminding everyone that ur business is done. i could see that the lift is indeed kone. the gm who was getting down with me proudly mentioned .. kone lits, they r made in finland.

Just because of u bought a unit in Covillea, then u asked everyody to BUY, BUY, BUY!!! in order to push up the price?  hmm.gif

there is no doubt that corvillea is indeed quite sought after. but too much ranting, raving n chanting actually does more harm than good. it gives a bad impression liken to a sa trying to hard sell an overpriced or unpopular product.

Mine is PBB... opened an account with them, and already set standing instrucstion since the beginning... no worries about late payment.
*
pbb .. eon .. mandatory to open current a/c and then use standing instruction to auto debit (from current a/c) all interest/other charges to ur housing a/c. SI charge is usually rm10 pm but peace of mind. make sure to maintain sufficient fund in current a/c also.

wat do you mean reno package for RM3,100 ?
the same reno with the showroom ?
*
the so called "renovation pakage" name is outright misleading. i believe the package means just adding a few electrical, air-cond & water heater points only & it costs a whopping rm3100!

Direct quoting from Daniel Low, one of the owner of The Zest

"
Hi Chee Loon, sorry for late reply been frustrated talking sense to Zest management who is so "arrogant" nowadays. Below is what I gather from Zest:

1. The additional plug point in the package will be located just next to existing plug point !! I'm sure all of us want the additional point on the other wall for convenient sake.

2. Air conditional piping only for master room and living room which is so near to the air outlet if you look at the plan. What about second and third room ?? which is further and need the piping.

3. As for the fan outlet, some of it will replace the existing ceiling light point. Hence the light point will be transferred to the wall.

As for Zest's Management feedback, they told me that they are not going to entertain any feedback .... which I'm quite offended and they are not listening to their customer ... I've discuss with JT and he think we should call a meeting with the Management. JT also concern that if Zest use prefab then we will have problem later.

"

PS: My name is NOT Chee Loon
*
sad to say that purchasers have absolutely no choice but to choose from the one and only package offered. its all or nothing rule. no variation. so cannot pick n choose say, u just wanna fix the air cond piping only and delete the rest of the items. yeah better be quick to meet the mgt as progress of construction is approaching blk c 1st floor.

heard that there's 1 unit in blk c (with garden and of course on 1st fl) still available. this LAST OF THE LAST unit is open to bumi purchaser only at the moment.

LRT news updates

Government studying proposal to extend LRT line to Sungai Buloh
KUALA LUMPUR, April 8 — The government is studying proposals to extend the 43km Light Rail Transit (LRT) line between Kota Damansara and Cheras to Sungai Buloh and Kajang, the Dewan Rakyat was told today.

Transport Minister Datuk Seri Ong Tee Keat said the proposed extension, a distance of 3km from Kota Damansara to the Keretapi Tanah Melayu Berhad (KTMB) station in Sungai Buloh, was to provide a better integration with the northern commuter train services.

The extension from Cheras to Kajang, at 9km, was to integrate the line with KTMB’s commuter services in the south, he said.

“The new LRT route will also have an additional line from Uptown Damansara Utama to Kelana Jaya, a distance of 4km, to overcome traffic congestion on the Damansara-Puchong Highway,” he said in reply to Tan Kok Wai (DAP-Cheras) during Question Time in Parliament today.

Tan wanted to know the status of the LRT project between Kota Damansara and Sungai Long, Cheras and the progress of the Ampang and Kelana Jaya line extension project to Puchong.

Ong said the proposal for new routes under the project would involve an addition 16km, with the length of the total project extending to 59km.

On the extension of Ampang and Kelana Jaya lines, he said the designing work for both projects was almost completed.

“Construction is expected to start from the middle of this year and take about 36 months to complete. We have also issued the offer of contract,” he said.

The existing Kelana Jaya line is from Gombak to Kelana Jaya and it would be extended to Putra Heights while the Ampang line from Sentul Timur to Sri Petaling would also be extended to Putra Heights, he added.

Replying to a supplementary question from Dr Lo’ Lo’ Mohamad Ghazali (PAS-Titiwangsa) on the waiting time for the LRT service, Ong said the waiting time for the Kelana Jaya line during peak hours was 2.8 minutes. It would be further reduced to two minutes in October. — Bernama
