QUOTE(LL721 @ Aug 24 2009, 12:20 PM) In a way, if there are noises, it will bound to affect the units facing pool/kl more than the golf view/hill view units. Generally, the Star LRT trains are relatively more quiet as compared to Putra/KTM.There are only 3 units left? Good. Anyone had snap a photo of the sales board lately? Pls post it if - everyone will be happy if see that this development has been sold out... Find it abit funny when this forum was discussing the layout of Type A - whether there is enuf space to put the shoes. I think that there is zero chance that the developer will change the layout of the said unit. Added on August 24, 2009, 11:59 amThe official website www.thezest.com.my is quite useful and colourful. However, the site pictures are not updated frequently. Hopefully, the developer will do something about this as not many buyers are staying near puchong to go to the site to see the updated construction progress. One of the best local website is by SP Setia, very frequent site pictures with dates taken included. Hopefully, TT can emulate SP Setia in this aspect. Syarikat Prasarana Negara Bhd (SPNB), the Malaysian state-owned public transport operator, is selling RM2bn of Islamic bonds to raise funds for projects, according to a person with knowledge of the plan. The company, which runs light rail services in and around Kuala Lumpur, hired CIMB Investment Bank Bhd and Maybank Investment Bank Bhd to help it sell 20-year notes, the person said. Prasarana plans to sell as much as RM4bn of Islamic bonds, known as sukuk, to raise funds for projects including rail line
extensions. The funds to be raised is largely for the RM7- 10bn LRT upgrade/extension in Klang Valley. Indications are that the tenders would be called for soon and the project is likely to be rolled-out earliest by year-end. From the report above, it seems like construction for the LRT will only start by 4Q 2009. When I buy, the sales person told me it would start by August 2009. Should we blame the developer for giving us the wrong info? |

QUOTE(Hengjones @ Sep 14 2009, 02:47 PM) From Malaysianinsider website 14 sept 2009 This is certainly very good news for all Zest purchasers.....hopefully, there won't be much protests from the existing residents....fingers cross that the construction works for the LRT will begin very soon.....KUALA LUMPUR, Sept 14 — Syarikat Prasarana Negara Bhd (SPNB) has proposed two new extensions for the Kelana Jaya and Ampang Light Rail Transit (LRT) lines which are estimated to cost RM7 billion. Managing Director Datuk Idrose Mohamed said the proposed Ampang LRT line extension will begin from the Sri Petaling Station, passing through Kinrara and Puchong before ending at Putra Heights, covering 17.7km with 13 new stations. The Kelana Jaya LRT extension will begin from the Kelana Jaya Station, passing through 13 new stations, including Subang Jaya and USJ, before ending at Putra Heights, covering 17km. Idrose said SPNB would raise RM4 billion in bonds to part finance the project which is expected to be completed by end of 2012. All the stations will have facilities such as lifts, escalators, suraus, public phones and toilets. The stations will also be equipped with facilities for the disabled such as ramps, lifts, tactile tiles, low ticket counters and toilets. The proposed new alignment will be on display for three months from tomorrow for the public to give their feedback by visiting the designated locations or visit the dedicated website set up for the purpose, he told a media briefing. SPNB said a conditional approval was obtained on Aug 25 while the final go-ahead will be received after the public display. The five places where the new alignment will be on display are the Department of Railways at Jalan Sultan Hishamuddin; Kuala Lumpur City Hall building at Jalan Raja Laut; Petaling Jaya City Council building at Jalan Tengah; Subang Jaya Municipal Council building at Persiaran Perpaduan USJ5, Subang Jaya; and Shah Alam Municipal Council building at Persiaran Perbandaran in Shah Alam. The display hours are from 9am to 5pm from Monday to Friday. It will be closed on weekends and public holidays. All feedback will be channelled to the Department of Railways. The public can write in their comments in the log book placed at the display locations. The public can also view the alignment via www.dor.gov.my and give their feedback. — Bernama Existing purchasers must sell their units only at minimum RM300 per sq. ft. ok?? |

Yeah, have to scroll a lot to get to the Zest....But, to be fair, the Zest is a "lesser" development compared to the high end projects in KL.
Hopefully, as the owner of the blog is here, they can highlight more of the good features such as the LRT, the ramp - can give some free publicity. |

Passed by TZ at night yesterday...the Zest signage is not too clear as it was dark..probably the management can consider putting a light to shine on it - so that it can be illuminated.

I think all Lowyat members can sort of like create a cartel i.e. minimum rental of say RM1.70 per sq ft. (unfurnished) or RM2.00 (furnished).
If the banks can create a cartel - to set the price of mortgage loans - we can do so on the rental also. |

Yes, master bedroom has not much difference with the 2 other rooms - except for the bathroom. I think this is Type B - which is compensated by large balcony.
Type A's master bedroom bigger |

QUOTE(happy_gal @ Nov 24 2009, 10:06 AM) guys, wanna ask.. i bought the zest for investment.. and ultimately i wanna rent out a couple of years then sell... I think there will be a raft of condo development coming up in the Sg Besi Puchong highway - with the confirmation of the LRT - the good thing is Zest purchasers had entered at a relatively low price RM200 - RM250 per sq. ft. -however, last week when i was talking to the SA, she was telling me that condo prices wont usually stay very long.. it will be going up, till its peak then it will come down again.. so i wanna know what is the best time to hold like 3-4 years then sell or will the zest prices remain high for the next 8 yrs?.. of course i wanna sell at its peak bt then with the developments in bkt jalil, im afraid it will affect my investment too... like now covellia is coming up.. and berjaya has already mentioned that they wanna develop bkt jalil.. so many condo's coming up... So, there will be lots of competition for rental i guess. |
