That upward revision will get its boost when the ramp and LRT construction start!

Infact the whole LDP Puchong highrise Ecowalk etc also depending on that LRT a lot....if after a while its not happening (the LRT), there will be some correction in the form of flat appreciation...

As me and Pai and others point out, its just a diff POV discussion in a very civil manner. Its not an arguement, its perfectly ok to agree to disagree.

Unfortunately, diverse opinion is so poorly tolerated in this country especially at political level that it spill over to the general population creating an ugly side of Malaysian that many too blind to see.

So please, its not an arguement, its a healthy discussion on diff POV.

If the shop lot is deliver in Aug and with no supporting residence and lack of accessibility, I wonder how and what kind of businesses will those shop lot house on? I just hope its not just ended up as retail office because for F&B, guarantee koyak for now....ramp tarak, LRT tarak, condo belum siap....

On second note... some potential good news for speculation.

BK9 Spektra (the link house right next to Zest) intermediate DSL now transacted at 580k. That is massive >75% cap appreciation!
Goodness on how this will translate to Zest when its ready....that 400k maybe plausible.... just Maybe... unsure.gif

These are last of the last DSL inside Spektra. Apparently the subsale buyer prefer Spektra over Cahaya and Senja for the design and the G&G which is managed by the RA which was doing a good job compare to other enclave! I try to enter also kena question by the guards and asking for IC to record down details vs Warna across the road and the BK8 and 7, I just drove in....

worst case basis, you get temporary CF when the ramp is not done. And TT have to renew that temporary CF every few months and after a while if they are to focus on their other project....... TT will be shut down....adios! You left with a property that have only temp CF.

At least that is what I'm aware off from the BK forum discussion about temp CF, Ramp, and zest.

While you can earn good rental.... to realize your capital gain would be hard..because you have no proper CF... and bad news like this travel fast for the prospective buyer.. so the onus is on your guys now to pressure TT for it.

Actually hoh.... the ramp cost was shared between PKB and TT. When PKB sold the land to TT, they sold it at discount to co-fund the ramp.... something like 4 for TT and 3 from PKB......This is from high rank PKB staff.... rclxms.gif

As for BK9 price rocket again.... I don't know if it will..because even without the ramp and despite all the cons that other was b****ing at (those that miss the BK9 boat), the recent transacted new DSL intermediate BK9 was 600k so which is as close as those in BK5....

Although I'm happy for the first owner, I think its some what absurd because its was only 340k from PKB. I can't imagine how the subsale buyer going to gain from it... if any at least for next 3-5 yrs....

The corner now already 850k......Chee Sin!!!! I'm gaining either way.... Yeehaa!

If u all want ur property to appreciate well as expected when it ready, I suggest u all go to BK forum to read abt the protest on the cemetery & crematorium that dbkl pushing forward at bkt jalil estate where block C will have full view of. Also toxic gas released from the crematorium will reached those far away n those on higher unit may want to take heed. N if u r owner n planning to stay u owe to ur family to protect urself from this c&c bull crap.
