I agree but the price should go up gradually. and this Apt is not even built yet.
within the same month, the developer is increasing the price by 20k for the same Tower .. I will say this is unusual practise

Hey Bran, the starting price for the entire project was 225k, (ok, only 4 studio units are sold less than 200k which are around 600 sqft), No one had gotten type B for 180k.. btw, just curious where you find out the price to be 180k smile.gif

It is not unusual, for the price to increase, check with other projects as well smile.gif

The price increased in a very short period because the sales is "unusually" fast compare to another development, like Titiwangsa Sentral as describe by babana..

Other projects might not adjusted their price because of slower sales preformance and only adjust the price after a year.. (like Sxxxx Wxxx)

Its just a supply and demand theory wink.gif ... the waiting list is long as I heard from developer

If 13 new stations along the 17.7km new track, chances of having a station at BK9 is high..

Despite lots of complaining, but i don't see Heron is on fire sale and subsale asking price still holding pretty well at RM235k or RM240 psft.. Not much subsale for Heron at the time being.. Not to mention, it is leasehold..

Probably the rental yeild is still attractive..

There are always a lot of complain over the internet.. can look at Avilla thread where owners complain a lot, the developer is IOI who is a reputable developer..

My 1st apartment Villa Pavilion also having tonnes of complain.. the thread rolls on to 130 pages, but buyers and agent still knocking my door asking me to sell.. Other owners still manage to sell their units with a healthy profit, rental yeild still holding well at 6%.

I guess we have to be selective and make our own judge and be rationale when screening thru the complain.. like what Pai said, cant really expect a 1st class finishing by only paying Rm100k for a unit.. I have not heard of Heron facing issues like wall crack, foundation failure or what so ever life threatening defects, but more of the low quality finishing which is understandable by the price that is paid. Other issues like maintanence issue such as milky pool etc..

KUALA LUMPUR: Syarikat Prasarana Negara Bhd, the state-owned public transport operator, expects to start construction on the extension of its two light rail transit (LRT) lines in the Klang Valley early next year at a total estimated cost of RM7bil.

Expected to be completed in three years, the exercise will see the extension of the Kelana Jaya Line and Ampang Line by 17km and 17.7km respectively.

I think its likely Station 03 (it states between Bkt Jalil and Kinrara, where Zest is located near to this border)
Station 04 is Giant Kinrara
Station 05 is Kinrara Industrial Park

Write to LRT authorities to remind them?? smile.gif, no worries.. Trinity Tower and LRT builder already had a few rounds of discussion about the construction way back few months ago.. They will take care of the planning.. smile.gif

Dont forget the track also need to build over the existing ramp that goes into BK5.. Hopefully its the same planning..

I take back my words about the structural issue on Heron in my earlier post.. No doubt this doesn't look good on TT and also projects related to it.. If there is anyone have latest update on Heron and if there is any follow up there, keep us inform smile.gif

yup... subsales will not look good on Heron if the news spread like fire.. not sure is there fire sales goin on later.. unsure.gif

ok.. I was follow heron's forum closely since the beginning and yes, most of the complain is about poor management and workmanship.. This tile crack issue is kinna new to me and I only got to know when other forumers post them up... No offence, this issue is new to me as well... brows.gif

PETALING JAYA: Analysts are generally more bullish on the construction sector since last week’s announcement that state transport firm Syarikat Prasarana Negara Bhd has been given the nod to extend the Kelana Jaya and Ampang light rail transit (LRT) lines, estimated to cost RM7bil.

A local analyst said the project would have significant and positive impact on the sector, create spin-offs to boost employment, besides helping to ease traffic congestion.

“The extension of the Kelana Jaya and Ampang LRT lines will also help increase the value of properties along the lines,” he told StarBiz.

He said it was not uncommon for properties within walking distance to the LRT stations to appreciate, but it also depended on the location.
