Just for your information. The Sales Office will be closed during CNY until 22 Feb 2010.

For those who have plan to pay it a visit during this period should forget about it.

Luckily I called to clarify or else I may bring my family there for a visit.

They already mentioned that in the reno package letter of offer. hmm.gif

Dear Summer, i agree w u....how about the idea of getting a common electrician among those who are interested? In that probably v will be able to get a better rate...but i think this can only be sorted out wen near completion.

Off course v have to look for sumeone who can do a good job at a reasonable rate lor...wat say u?

hi all zesters,

the income tax submission is round the corner, any body can explain how to fill up the tax exemption for the "interest on housing loan" ??
*
The exemption is applicable for the interest that u have paid up to RM10,000.00.

In my case i just put the total amount which the bank has deducted from my account as i have been serviceing the interest and not the principal .u can refer to the bank statement and calculate how much they have debit from your account till dec 2009.

Unless u have been paying the principal and interest then u have to segregate the total interest u have paid them lor...

oh, thanks explaining.
the bank charged in about <100 for few months dy. Those are the interest, i suppose?
*
If u refer to your annual loan facility statement and you are still owing the same amount as the disbursement value it means that you have been paying interest all along the while.

how about those who use islamic loan? is it the same way?
*
i also would like to know....this one have to call LHDN to find out...let me know k if u have the answer...cos by right islamic housing financing has no interest and is based on profit earn upfront by the bank and your payment is to pay the whole sale price by deferred payment ie installment.

Opps  sweat.gif  sorry.. i m bad in maths .. should be looking forward by end of 2011

My s&P was sign in March 2009, so the last completion date or the vacant possession (VP) should be given b4 March 2012 lor and failure to do so the Developer would have to bear the interest and can only made payable upon the VP.

Off course we hope for the best that is the sooner the better...cheers...

I went there few weeks back with a friend of mine who bought a unit and also one of my vendor who also have a unit from first phase, where the sales keep on saying it will start in Mar 2010.

Although my friend told me its explicitly written in S&P that the ramp is part of the deal. I wonder if the ramp construction will begin on time.  Without the ramp, its a pain to do the u turn.
*
There is no mention of buidling the ramp in the S&P for purchase of unit.
If there is then its gud lor...........i dun c it mention anywhere in my S&P.

The only thing explicit is the approval letter from the authority to the developer providing the condition to buid a ramp, according to developer lar.

Anyway, im worried if the authority can waive the condition...unless developer is genuine to provide that the ramp....i think its all depends on the developer whether they want to do it or not.

Yeah white is very easy to attract dirt unless they really maintain the building or use good quality paint.
