inflation is real. please ensure the future value of what you intend to sell is not the same of the value you bought 3 years ago. otherwise, you've not make a profit.
for example, if you make rm1k profit today, the purchasing power is lower than you own rm1k 3 years ago.
based on the basket, inflation is alreday at around 30%-40%, hence your rm1k is actually rm600 3 years ago.
Added on June 22, 2011, 9:50 pmso to sell, you need to add 40% inflation + 5% rpgt + bank interest + stamp duties + legal fees, etc.
nett-nett 55% - 60% over your purchase price is safe. this is the price you need to pay to purchase similar type of condo in the same location.
every says km1 is cheaper but you've to wait 3 years. after new years, the price will go up again-lah

We estimated that both the residential property and equity markets have generated RM400bn of additional wealth for households since 2009. The run-up in commodity prices has also resulted in additional windfall income of RM15.7bn for smallholders over the period of 2010 & 2011.
Our calculation shows that the estimated wealth and income effect on GDP is approximately 2.5% for the next three years or equivalent to 0.8% per annum should asset inflation is sustained modestly into 2012.
Our studies suggested that households possess healthy balance sheets with room to gear up and capability to withstand potential shocks. The results also revealed that higher spending (income) group will tend to spend more on transport, medical, education, communications and discretionary items.
We expect BNM’s modest tightening stance to support an environment for consumption-led growth reinforced by wealth effect from asset inflation.

Lai Meng, the best Chinese school in KL is moving from Jalan Ampang to Bukit Jalil. Class commencement targeted 2013.
Covillea & surrounding properties will boom like mad, like crazy, like nobody's business as people will pay premium for the children's education inclusing finding a residence nearby.
Bukit Jalil is set to soar. Covillea can easily fetch RM1mil now.

spa, stamp duties = 10%
rpgt = 5%
opportunity cost for your 10% deposit = infinite
my advise is to sell at least rm820k so you don't jeopadize the hope of those late buyers who bought at rm680k.

Inflation & FDI driving-up property value. Price went up but actual purchasing power deminishes. rm600k condo can only be bought at rm900k with today's money value:
Govt Looks Into Rising Cost Of Living. The Government will tackle the rising cost of living issue to ease the public's burden. Najib said another possible plan was to use idle land for food production. (The Star) FDI Inflows Up Six‐Fold To RM27b. Several chambers of commerce said the Government's Economic Transformation Programme (ETP) success has resulted in more foreign investors. The UN Conference on Trade and Development's (UNCTAD) annual investment survey reports showed that FDI inflows to Malaysia had rebounded more than six‐fold last year to US$9.1b (RM26.8b) from US$1.4b (RM4.1b) in the preceding year.
