and it's actually normal practise for developers to do so?
what i understand is usually they will 'close' all sales and wait out till nearing completion or post completion and market at near market value. but this can only happen when overall sales is good.

Today visit the showroom. Confirm price increase ard 10-15%
1293sf starting price now is RM516,880 (Blk A - Lvl 11)
1415sf starting price now is RM547,880 (Blk A - Lvl 6), RM525,880(Blk B - Lvl 6)

Blk B left 27 units(9 units 1293sf & 18 units1415sf)
Blk A left 45 units(18units 1293sf & 27units 1415sf)

Hey Guys, any new updates on the furnishing? there was an initial complication on the tiling sizes. Can anyone clarify this?

ANyone any idea at Covillea traffic access? Will this U turn a neccessory to enter to Covillea at the future?
Imagine road side full with double parked vehicle and with the traffic density increased, it will be a nightmare.
Pls correct me if i'm wrong, that this road will be linked to the terrace house below which can access out to Kesas High way?

Was told by the sales person when purchase the property that the road will only be open once the construction has completed.

Rental for Savana around 2.5K, Vista Komanwel around 1.5K+, Greenfield around 1.5+, Sri petaling area condos 1.2K++.

I pretty doubt how high rental could goes where the nearby had quite a number of options.

BLand posts RM72m net profit

Berjaya Land Bhd (BLand) posted a net profit of RM72m for its fourth
quarter ended April 30 against a net loss of RM49.5m a year ago due to
higher profit contribution from the property development division and higher
share of profits from associate companies.

It told Bursa Malaysia yesterday that revenue for the period increased to
RM1.13b versus RM971.7m due to the over three -fold increase in property
sales arising from several mixed development and residential development
projects achieved by the property development division and also
contribution from higher room sales from the hotel and resort division.
Earnings per share for the period were 5.79 sen against loss per share of
3.97 sen before.

BLand declared 6 sen dividend for the quarter versus 4.5 sen dividend
previously.

In a separate announcement, BLand proposed a one-into -two share split.

Last year, when this 1300sqf condo sold for 400k, people say is expensive. Now, 800 sqf condo also selling 400k. Some more no LRT access, no universities, no major highways, no golf course view. Should have bought more....

didn't recall you being one of the owner. anyway congrats to you. how many units that you sapu?

friday(25/06/2010) my friend went to berjaya times square sales gallery and told me whole development left about 20 units. that means take up rate have breach 90%. bravo!
guess that is why km1 is gonna be launch soon.

I comment based on my Covillea "dissapoint' experience with BJ.
Guess same old tricks....Go queue up on the day of launch very very early in the morning. No point to register, as this effort does not give the early birds any goodies. Unless those who are connected or got insider news. This is the way how BJ does business.....

KM1 will have 4-5 blocks. Initial launch would be 2 block first. Price is definitely more than 400/sqf, as Covillea is already selling >400/sqf. If LRT extension can come true in 3 years time, then KM1 will be completed around that time as well.
