Properties bought in 2009 or before and sell it off with just 20% gain is really not a good bet. Anyway, buyers will love to meet this type of desparate seller, including me

For the mean time, I think property price is almost there. Won't go up much or go down much. Those who don't have money, no choice, got to rent. Those who are holding, no choice, rent out with low yield coz rental won't go up much either.
