And why in heaven's name do you need consent approval? From who? This is freehold not leasehold.

Boss, if I am not mistaken, any Freehold or Leasehold property in Bkt Jalil is required land office consent for subsales.

My lawyer told me its quite fast to obtain any consent for Bkt Jalil prop no matter it is leasehold.

Yup, Covillea transaction somehow requires state consent. Apparently many buyers consent takes quite some time, hence transactions slow.

Not reflective of covillea alone, I noticed most other high rise residential also saturating in price. But in a way, believe its healthy this way. Good props like covillea will continue to have long term potential once the prices starts to shift overall again.

Also, there is some competition nearby of late from KM 1 and treez. Although prices still wide between covillea and these two, there is a ceiling based on current asking price of RM 900k plus for those props.

Short term fluctuate a little bit should be ok la. As long as long term up up up. During VP Nov 2012 iproperty advertise some units below 600k, now very rare to see ad below 700k.

sorry just have time to reply.
I guess u all are wondering why I need consent authority rite? biggrin.gif
that is because I am not Malaysian. so we need to pass through the Consent Authority approval.

I bought block A, full golf view, about Aug 2013, 768k. heard that nowadays selling 800K above from my seller.
I flew back to KL recently, just came back yesterday nite. Found the temporary rental already.

Hopefully Covillea is the good place to stay. I had a bad experience when staying at other condo. Bought that condo when it just finished. Bought sub sale. the condition was so nice. fall in love from the first sight. but after staying 1 year, my godness... so may foreigners (ehmm.. even thought I am foreigner too. but we are professional expat and love peaceful). majority from middle east, turkey.... they made the condo becomes dirty and unmanageable. i really hope Covillea is not coming something like that biggrin.gif

was in the condo over the weekend during CNY.
noted that approximately less than 50 units unoccupied (based on curtains sighted).
thought that's pretty good occupancy compared to a lot numerous other condos that VP in the last year or so.
keep up the good work covilleans and the JMB.
happy cny!

Property prices seems stagnant now. With more supplies and choice, competition is stiff!
