when it was launched 3 years back, it was considered high-end for bukit jalil/puchong/seri kembangan area.

of course now, medium-end also launched at higher price per sf.

there're huge demands from tpm offices.

many of the workers are professional foreigners but not expats.

hence, covillea should be able to command good rental play.

even entry at rm600 psf is still very viable as not many launchings at that price for such a high quality resort-style living anywhere in the area.

for working professionals, 3 person to a unit is only rm1k per individual - very cheap-lah with such high quality condo.

Recently IMU has been converted to a healthcare center.. and many foreign doctors & professors were recruited in IMU i.e American, Japanese, Indian & Singaporean.. Hence more rental demand in this area.. Hv seen american & japanese professors in Savanna.. and at least 15 units were rented to Singapore students.. each unit (1200sf) were occupied by 1 or max 2 person only.. either they dont like sharing or its too cheap for them gua...

the whole bukit jalil has lots of potential.

when jalil city is up, this will be a massive hub in klang valley.

property will skyrocket because 2 lrts within walking distance of each other (seri petaling & bukit jalil).

that's why southern corridor is bukit jalil-puchong-seri kembangan.

cyberjaya-putrajaya although freehold is out because all buying for investments (95%). when vp, the whole town will still be quiet.

Are you an owner or buyer? You seems to be pushing down the price!

Agent will say lower price psf to attract potential buyers!!!

Potential buyer will push it down with a view to buy especially Covillea is really a nice condo.

Price will not go up much after VP due to too many speculation. The supply will be too much and outdo the demand so naturally price will go down or at least stand still. Basic economic theory.

this is one of the balcony units of block a but at rm700k, i think it's either a deperate seller or berjaya staff who flips upon vp. why am i saying this? because there's a premium to balcony units & in addition, block a was priced higher due to later launch. if at rm700k, the buyer only makes rm70k-rm80k after deducting all costs. all the best!
