by the time they start selling, it should be above RM600 psf. hence, to flip is at least rm720.

so covillea at rm600 psf today is afforfdable.

rm650k is very cheap. my entry cost is already circa rm620k. with rm30k margin, can't really make much-lah after 3% penalty, 5% rpgt, opportunity cost, legal fees, stamp duties, mot, etc.

in any case, buy property must make money-lah. otherwise, can invest into other intruments.

nonetheless, covillea is a good buy even at sub-sale rm800k - rm850k for those who wish to stay.

you're right, not many people can afford. likewise, all new launchings the same-lah. not many people can afford nowadays.

many are those same person buying 5 - 6 properties.
