The best living place in Subang Jaya & Shah Alam?, Need urs suggestion~~

I m now living in Sunway Pyramid area, planning to buy a double storey LANDED freehold unit as home. I M REALLY HEADACHE IN CHOOSING HOUSE!~~!! please help! give me suggestion~!!!
The "MUST": MUST be FREEHOLD, is a MUST, MUST be double storey, at least, MUST be very good in investing, the value will goes up in future. MUST be GOOD outlook! MUST be Quiet, since most of the time i work at home. BUDGET lower than RM500k,
Occupied OLD unit/Renovated/Furnished is ok, If anyone found a any tastefully renovated unit, please PM me.
THE AREA; Subang jaya / USJ / Shah Alam / Sri Petaling (OUT, coz too expensive)
Which area should i choose? I had visited the following area, but still hav no idea which r the best for living.
1. USJ (Visited) Many old house, not interested, only interested somewhere near Taipan Area USJ 11 / 9 (old renovated house) - Price 400k++ Got 1 renovated corner Unit, selling 610k. @_@
2. Kota Kemuning (Visited) - Few choices, - Kemuning Utama (very few unit left) - Price 400k - 500k++
- Kemuning Residence (Lease hold, so OUT)
- The Lagoon (near shops, - Price 400k++, corner lot 500k++) 2nd phase open selling on August
- Lagoon Villa Sold out, Left The duplex, now selling RM380k++ expected end 2012!!! O_O, who can find me the terrace house there?
- LakeEdge (Really looks nice!!) So Damn expensive, base RM600k++, but all sold out! Waiting for phase 2 / 3
3. Setia Alam - havent visit b4, plan to visit,
4. Bukit Jelutong - havent visit b4, plan to visit
5. Putra Heights (Visited) - So damn many houses~! price 300k - 500k But too deep inside~!! New Giant there, damn quiet!! heard that there will a LRT station, is it real?

1. To me, whole of USJ (prime areas) is overpopulated. So i wouldn't settle there. further more older houses require some maintenance
2. I was @ the same situation as u , scouting for a freehold landed property. With the budget of <400k, basically only Kemuning Utama / Setia Alam (eventhough both selling out/sold out very fast). Finally got a nice deal @ KU. (G & G too).
Why KU? - Affordable G&G - good accessibility to Kesas and soon flyover straight to Federal - within my budget - good developer (Paramount) - practical layout plan
3. alternatively, u can consider berjaya park, Hazel II project, beside kota kemuning golf club. 22x70, built up 2300sq feet. from rm308K
4. I'm currently staying @ putra heights, i would say is juz an average place to settle in. Crime is bad, as the housing area is TOO big. yes, from the latest official LRT plan, there's a putra heights LRT station. Soon a few more secondary/primary school are goin to be built. And a Sports complex
5. Not too sure bout Setia Alam, i heard & read is not bad too. but kinda a distance from major accessibilities. puchong Bdr puteri, is wayy overpriced. Taman tasik prima = leasehold, further more, land is not settled & stable.

How about Lagoon area there? The area behind the Garumo? or Garuma? Guramode...forget liao... i just get a call from an agent selling Lagoon Terrace, price already RM435k. Still can buy it? @_@, no money to buy waterbed liao. This post has been edited by WKWebsite: Jul 26 2009, 09:28 PM

My friend stay in Setia Alam. It's considered good. Different people got their own taste, I suggest that you go visit that area first and decide yourself.

I know of someone who has a huge cornered double storey with 20ft land, renovated in Kota Kumuning for sale. Price is a bit higher at below or at 550K. Freehold. Renovated, cos used to be stayed by himself and family. Now Tenanted but I don't think its an issue (tenants are family too).
Please pm me if you want to know more details. Its a genuine house sale and I am not an agent.

WKWebsite, Nice that oyu lay out your choices because I have learn some pointers from your posting Based on your requirements - You can try the following: - Bkt Jelutong - Subsale units only. New launches are >1 million at least. By Sime. - Denai Alam - It's quite a gamble but there's some quite big houses (22 x 90) that suits your requirements. The gambel is mainly whether the NNKVE will materialise. It has been 3 years and it's still all talk about 'proposed' link. By Sime. - Setia Alam - Plenty of choices for your budget. But, you just missed the 5/95 package, although some units are still a good buy anyhow. Only thing is, it's slightly further from the 'center' but accessibility is very good via NKVE. If you can deal with toll, this should be a good place. Can expect a lot of growth in the area over the longer term. By SP Setia. - Alam Impian - Near Kota Kemuning with the LKSA highway should be better accesability. But very little is known about the project (I&P). Hi, As for Alam Impian, I do believe I&P needs to improve in their marketing approach considering their product is quite impressive for this project. Many houses means more choices for you and all within your budget which is a good thing I thought you wanted a peaceful place since you work from home? Deep inside is probably true for now, but that's what I thought when USJ was first built too. But after the Elite interchange is built, I can reach my work place faster than the people staying in Ultra-Super-Jam (aka USJ) Yes, LRT station interchange in PH is real if that's the plan govt is following, which is a good factor for price appreciation. Please note that this might be the only Star/Putra interchange that is not in KL. As for crime, I don't find it as bad as it was in USJ. My mum is got snatched hand bag in SS15, Sri Petaling, SS2, and SS19 house in Subang was robbed at knife point. I won't deny that there are house break-ins at PH, but if you put your grilles, alarms it should generally be ok. No where in M'sia is safe even in G&G neighbourhoods.

pls consider setia alam. It is new township area together with high end and mid end. Already build tesco, pasar malam, chinese primary school, international schoo. COming out is the primary and secondary school. The town planship is simple and good. You should pay a visit to their sales office and look for the whole planning of setia alam. The house might expensive for new lanuch, maybe you can lookg for 2nd hand. But there is also some problem on soil. SOme house cracked. But i don't think you will get the crack one if you check it nicely. The new one I doubt got problem, bcoz i heard they already doing some countermeasure for the new build one. Another thing is pasar malam also there.
