Capital land, UK land investment

http://www.capitallandint.comAs what I know from their agent is, minimum invest for 1 plot is RM17000, return after 3 to 5 years (capital gain+dividend yield) will be around 500% to 900% of the RM17000. By the way, this company investment scheme is without SC approval. The reason from them is this scheme (UK land investment) is not in SC field. Anyone has experience or idea with this ?

rule of thumb for property investment is not to invest in anything that is more than an hours drive away.

UK schemes trouble me. These schemes have run foul of the law there and companies based there have all been shut down by the Gov't one way or another, gone into liquidation or voluntary winding up. Now companies offering UK land investments of this sort are operating from outside the UK, Capital Land included. Another check reveals Capital Land's website will expire in a year's time - is this telling us that the business venture is on trial run to see if it is well received or not? I don't believe they have any track record and the returns look too good - attractive in theory?? I wonder..

I received their invitation card last 2 weeks for their called "talk" at Le Meridien last week but I don't have time to attend yet. I would like to hear what is this scheme about though.

If the return is so good, there is no reason why company want to sell the land/plot to you. They better off keeping themselves, still need to sell? That's the basic question you need to think about it.
