 Choosing which floor, For an 18 storey apartment

Hi..

I am getting an apartment unit.. Its a 18 storey high apartment. I decided against the first few floors for security.. I have never lived in this type of apartment situation..

I worry that the middle floors will be a nightmare with people running below and above my head.
Waiting and going up and down on the lift is not too appealing for the top most floors....though i am sure it wil have more privacy..

Can anyone offer a first hand opinion? Which is the more desirable floor? will the lower commands a higher market value compared to the top floors?

7th floor. always the prime choice

13th floor for the extra keng. it will have privacy, but beware, low resale value

I believe it's not up to you totally.
For apartments/condos with elevator, the price gets higher with each higher floor.

I believe scorgio is correct.
In most apartment/condo cases, prices are higher for the upper units.
Haven't came across any which the lower units are more expensive yet.

Not actually right. If your apartment have lift, top floor will be good for resale.

If I were you, I would choose top floor. Reason, good resale value.

Thanks.. I appreciate the response... its an 80k medium cost apartment..


I have not visited the developer's office but i have visited the site..quite a good location. Everything looks nice..Would the price be the same for all the units? So the higher units will have good resale value?

If u never stayed in apt/condo b4, then u need to do some homework. Pricing will not be the same for every unit, better check with developer how many types of units, and what price for each type/floor.

If it suits your investment/work location plan, then go for it if u can settle the financial commitments wink.gif

Besides the price, I think you have to take children & the elderly in consideration. No doubt there are lifts provided, but we musn't neglect emergency situation.
Shifting would be an issue as well.
But anyway, who doesn't like a nice view on the top floor.

Higher floor, better view, so more expensive. At least this is the current standard.

Top floor apartment has several advantage :
1. Don't need to suffer upper floor noise (like upper floor people jump up and down time)
2. Don't need to scare of toilet piping leakage from upper floor which spill on your side (quite common in nowadayas poor quality work, especially for low end or poor workmanship developer)
3. Second to around fifth floor might suffer problem of noise come from common area as it is low enough to hear the noise in lobby or common area. In fact second floor has the most disadvatange compared to all, which generally is the cheapest.
4. The feel being on top. laugh.gif (me bullshitting only on this issue). laugh.gif

my preference would be always 1 to 2 floors below the highest. minimise risk of leakage frm water tank, cracks, heat, infestation by termites (yea, sounds odd but happened to a family fren's condo before), etc.

well of course if u're talking abt duplex penthouses, that's a diff thing alltogether wink.gif

Based on what you guys have heard or known about, I would like to put 2 more criterias/questions into the equation.

1. Does top floor is more vulnerable towards lightning damages? What's the typical protection method/standard for high-rise residential building?
2. How does shared satellite dish installed in most high-rise residential building works? My personal experience renting on the 1st floor is that, during Champions League 2006 Final, we actually lost our signal (we believe that the signal strength is very low) broadcast of Astro during that time. The next day, we got to know that, our friend on 7th floor was watching the broadcast without a hitch.

Don't choose top floor, because the metal roofing will be very noisi when raining, and the heat will go through the roof and goes to your ceiling. Just go 3 floor below the top floor.10 floor and above is good enough.About water leakage, it happend everywhere not only in condo/apartment, what we need to do is to discuss with the neighbour above to do the ponding test for 1-2 days, if it does leak, just called up the developer to rectify.

You have listed out the typical lightning protection that applied across on high rise building.

Don't worry much about high rise that you can higher chance of lightning strike, as those rod will ground it. In fact, grounded house without lightning protection might have higher chance.

Signal depended on length of the wire as well, sometimes it could be the workmanship of wire connection (which I experienced once), that poor connection resulted lower signal quality.

TS was saying for a 80k apartment, definitely metal roofing. For condo, if there is a floor above "top floor" that is the lift motor room.
