 TTDI vs MD

Hi there, im looking at Mutiara Dsara vs TTDI right now (own stay). Terrace houses only. Budget around RM650K. Both locations got houses in that range, but im not sure which is better. I've looked at houses in both areas, but again, more or less the same (for that price range). Traffic, I guess both areas would be pretty jammed right?

Is there anyone staying there that can give me some good advice? Any pros and cons? Thanks in advance to all the sifus here!

IF u want to avoid jam. Defintiely ttdi. Mutiara Damansara is ebil. LOL

But somehow, I can only see market price of mutiara damansara going up up up.

used to stay in bu, my house retailed at 100k when my dad first got it. Sold it off for 630k in 2003. stayed in the hse for probably 7 years b4 selling it.

i doubt even 1st buyers managed to get a slice of BU at 100k (assuming its the normal 22 x 75 dsl). tink the phase 1 was going at around 170k+ that time. ur dad managed to get an extremely good price though if he sold it for that amt in 2003. was it a corner unit, 2.5 storey or extensively reno?

Mine was phase 1 . I could be wrong. Dad said 100k , so im assuming its 100k.

Its a middle lot, with renovations.

the agents and ad said free hold. PJU 7 if i remember correctly the address (MD property). Thats why I lump into the same category. If one of them was leasehold, im definitely grabbing the other.

i think the leasehold one would be damansara perdana. mutiara damansara is freehold.

TTDI

Personally - I prefer Athinahapan, Zaaba, Datuk Sulaiman or Medan Athinahapan.

don't bother with the other areas in TTDI. The 4 above are newer phases with better road design.

Seems most prefer TTDI. Could I ask as to what are the main reasons? Is it mainly the traffic situation as previously suggested? What are the other factors?

Perhaps U should go look at the houses and see which one is in a better condition. MD would be v much newer than TTDI biggrin.gif

to sum it up, here are what i think of TTDI vs MD:

TTDI

1. old hses / generally the whole neighbourhood seems dated
2. more serene and peaceful environment
3. matured neighbourhood with nice park just around the corner
4. wide roads and nice planning

MD

1. new hses / fresh vibrant look
2. more catered for the upcoming younger / trendier crowd
3. rather congested / traffic problem
4. potential for cap appreciation is imho higher compared to TTDI
5. near curve / ikano / tesco - everything at your doorstep

TS, u should consider what your requirements are as both areas have their own pros and cons.

My requirements was what actually led me to consider these 2 locations (considering my budget)
1) Very Near to trendy malls (walking distance to 1u or Curve preferred)
2) Nice environment
3) landed terrace only
4) hopefully got small cap appreciation at least (since selling the place in 5-7 yrs time for almost the same price I bought it for would be less desirable for me)

I agree MD has newer houses but I also saw that some houses in TTDI come with some new renos and since most replies here are leaning somewhat to TTDI, im also leaning somewhat that way too. But i really want to take my time because its a big decision and I want to get all the feedback I can from as many different sources before deciding.

Im concerned about the stuff one doesnt know about until they shift in like crime, traffic (i drive to KL for work btw), community, common complaints, etc etc.

Once again, thanks for the replies! You guys are the best.

Hope to hear from those that leaned towards TTDI. I really eager to know why!!

Personally, I prefer TTDI as a location. However, I must make sure the house I'm going to get is not too old; I don't want to be bogged down with too much reno works biggrin.gif
