 U1 Shah Alam, U1 Shah Alam - It is worth to Buy?

I wonder can anyone can give me advise it is wisely to invest property at 1U Shah Alam? Nearly 1,000 sf for RM260k+. Very much appreicated for your advise...

I purchase U1 Residence Suites Shah Alam by MagnaPrima today on phase 2 Level 19th 980sqft...…and the price seems to be way above what was paid by others

I was told there will be special discount as bellow:

THE OFFER
Original price (19 floor 980sqft) - RM329,000
(-) 7% - RM 23,079
(-) 5% - RM 15,331
(-) 3% - RM 8,738
Total cost of condo - RM 282,552

I know the higher the condo is the more expensive. Even so i understand from the fellow i bought from, level 13 is selling for RM320,000. So all and all with the discount i get is a good deal.



However, I check around and i got from another blogger on the rates he is paying is as shown below:

- Phase I (1st tower) 980sq. ft. = RM207K - RM237K
- Phase II (2nd tower) = 10% increase in price from 1st tower (which is approximately RM260k) <-------- I BOUGHT THIS ONE AT RM329 BEFORE DISCOUNT!!!!!


My question now is did they hike up the price and then offer all these discounts which comes out to be about the same as the normal price right before the offer?

Surely i am paying higher price to get the aforesaid condo...just that my concern now is it is worth while to invest in this property as i solely bought it for investment purpose.

A shah alam condo at 19 floor 980sqft cost u 329k??? sure bout this? I think even setiawalk nt that expensive ler...i bought a PJ area condo near to PJ city nt even reach 250k ler..built-p roughly the same though...

Leasehold on commercial land.. No doubt it will be a new landmark in Glenmarie..

But the price of RM329k for 980sqft is on the high side for a LH in this part Shah Alam IMHO, even after discounted price at RM280k smile.gif

What is your estimated rental for 980sqft in this area?

It depends on the demand & location, It's just Near By MSU University

There is an empty land after the river. Wonder what will it be in future ?
If anything near student, it's money.
Furthermore U1 condo has all the shop lots downstairs & pool at 8th floor.
Student will be happy brats.

Thanks for you reply. I have withdrawn the unit at U1 Shah Alam. Beside i am still looking place for investment.

your purchase price is kinda expansive, coz it was reflected on the fuel hike last time.
i got it brfore the fuek hike, cost me about 202k blok A @ 998sqf.
once complete, i sell it off & buy a landed.
