 apartment or landed?, which one is better for own staying

lately thinking to buy a unit for own staying purpose.
i still dun know which type i should go.
landed or apartment?

landed is ard 250k to 300k (USJ area)
1200sf basic unit

apartment just 100k to 120k (old klang road area)
700sf with kitchen cabinet

if i buy apartment, i can save a lot of money, and use that money for others investment.
if buy landed, cost is higher, installment is higher.

age of 31. single. may marry next yr.

any advice?

if u buy those low cost apartment, will get alot problems later, like bad maintenance, bad neighbours.

very hard to say, normally i would think condo has better security than landed if the developer is a reputable, good management.

Landed also can be as safe sa condo but paying maintenance fees like DPC, so owning landed is defintely more expensive than owning apartment for long term wise and security system but landed u can get more privacy and more spacious environment.

i would buy 2 apartments and rent out the other one. seems to be the better choice investment wise. but thats just me, if you want more comfort or if your future wife complains then go for the landed.

Landed has more resale value if the location is right, but costly & you'll need to spend more on security, like on alarms, grills, auto gate & so forth. Good for elderly too.

Apartment is cheap & security are included but provided if the management is good.

usj where got 2xx houses now ? at least 3xx .

apartment at least 2xx now. unless you talking about low cost.

those landed 20 x 60 hses in usj 1 & 2 can still be found for < RM300k. however, they are rather old (approx 17 yrs +- now) n u need to prepare at least some cash to do it up nicely if u wanna move in comfortably.

edit: usj 3, 6, etc have dsl's selling for below 300k also.

Actually you can discuss with your future wife also, since you will get marry on next year and I think both of you will live in what you buy now if I am not miss taken.

Actually is hard to judge which one is good or bad, because things will change when time goes by. I have seem a real example,like some good condo, when the first 5 years it serve you good, but after that the management change, then things goes bad, then you will get headache a lot.

Also another real story like some people didn't pay for maintenance fees, the management cut off the lift, if you stay at 5 floor above, it maybe a good way to exercise biggrin.gif , but I can't stand it, because if living with family, every month also need to buy basic needs from hypermarket, I don't think if the lift is cut off, you can take so many things to clamb up to your house.

beside if you choose low cost apartment, you have to prepare there are some investor buy over to rent it for Bangladesh or some curly hair people. If you can stay comfort with that then is ok.

Stay in landed house or apartment also have to worry about the security, I have visit my friends apartment, but it still happen robbery case. But I am no saying landed is safe. Another landed case in Bukit OUG townhouse, before you enter to the townhouse, you will need to pass your driving license to the guard house, and every hour they will sent 2 people to check around the area. But it still happen robbery case.

So actually the best answer would be, what type of house you prefer to stay? of coz landed house is more privacy and space, because you pay for it hehe brows.gif

do you know that nowadays usj especially area like USj 1,2,3,4,6,9, 11 as well as 12 are targetad by robbers and thiefs. The most secure area you can look for in usj would be USJ 16 but the price not going to be the range you are looking for. Few months back I come accross just 1 unit around the range of RM360k. Please refer to www.usj.com.my for all the reported cases of hijack and robbery happened in their neighbourhood.

To me, definately I will choose landed property for long term stay beside the properties appreciation in value. Apartment still you will incur monthly maintenance fee as well as problem of your upper unit toilet leakage which eventually will affect your unit. If you are lucky the upper unit will repair their toilet, otherwise be prepare to bear with some nasty neighbour that couldn't care less about the problem.

On top of that, next year you are getting married, once your family population increase, your child once grow up they will demand for more space to move around, maybe some extra space for them to ride their bicycles. In apartment your child most likely will complaint about insufficient space.

Nowadays most apartment parking area isn't as secure as you think. You will share space with all other people when you park your car. You risk getting your car being stolen, com[are to landed property you have your own parking space,at least the risk is not that high. Remember to stay in guarded and gated area, you will further reduce the risk of your car being hijack or being rob.
