I.e. what investment you're looking at. If rental, what's your expected rental price vs your housing loan monthly repayment etc.. |

Not sifu here, but tmn desa iz a desirable address, associated wit high end residences & easy access to pj/kl therefore easy to get tenants.
On the other hand, has it been handed over ? Frm outside it looks quite plain. <Got fotos of hse interior ?> Though it ought to b easy to rent out, depends on ur target rental & furnishing std too. Walking distance to psr mlm is a good as well as bad point. If u break down the rental into room basis, can increase yr rental yield. How many rooms ? Which floor ? What view frm balcony ? |

Well, im still waiting for to sign the S&P.. if the vendor suddenly dun wan sell then will be very dissapointed.. hopefully can sign it within this week
1. i plan to rent it out 2. this is 11th floor, facing north and the maintenence fee is rm0.22 psf so mean tat is around rm300 per month.. still ok 3. expect rm2k-2.5k for monthly rental 4. I will partially reno and furnis.... air-cond, kitchen cabinet, heater, plaster ceiling Mr. Potato: pasar malam is move to another side, is near desa water park.. ronaldo: boh lui to buy shop lot leh... tpleong: they only left those units which is 19xxsf and 2xxxs.f from developer..normally investor wont buy so big size 1... tenant too... |

your monthly outflow should be about 1,850 per month (Installment + Maintenance).
please correct me if i'm wrong. Not too familiar with the rental there - but u had better gun for rental of at least 2,500 to make your investment worthwhile. if u only rent out at 2,000 per month for example - your COCR is a very mediocre 5%. This does not even factor in your cost of furnishing the unit yet. good luck |

If u got extra $ and want to park it in the form of this condo, that'll be your prerogative. If rented out, it'll help to cover the monthly instalments. If not rented out, make sure u hv no problem to service the loan.
Location wise, I think it's not difficult to let out in that area Congrats if u manage to purchase, but seriously the price nothing 'special'. |

actually i'm interested with this project but when i calculate for rm260 per sf, i found it's too expensive... and, the maintenance is 300 i may turn around and choose USJ1 instead...

last time went to faber tower to see the show unit.....was interested in one unit....but since the saleperson mcm xnak jual ajer....i got pissed of, so I walked away
