Hi Guys,

I'm planning to buy a house semi-d unit and now looking for bank loans. House price is 394K but I'm going to loan only 350K. Location is Bandar Lake Kesuma, Semenyih. Loan is under 2 name and to get approval is not a problem for me. Now I'm just looking for any advice which bank can provide me lowest interest rate. So far I got 2 offer from banker officers and what they offer me as below:

Current BLR = 5.55

1. RHB Bank (Islamic)
* BLR/IFR: - 2.25
* Ceiling BLR: 10.25
* Tenure = 30 years
* Non Free Moving Cost (NMFC)
* MRTA = Optional
* The officer said, he is trying to get BLR - 2.3 because he said before this with Free Moving (FMC) he already got several client approved for BLR - 2.25.

2. Affin Bank (Islamic)
* BLR/IFR - 2.25
* Ceiling BLR: 10.00
* Tenure = 30 years
* FMC
* Stupid Free gift maybe
* MRTA Optional

3. Hong Leong (Islamic)
* The officer trying to compete RHB but not sure yet what they can offer.

Hi, ING is offering lowest fixed rate loan. which will allow you to save a lot in the future. lets have further discussion?

Yeah i agree. What is it at now? 4.75 fixed?

4.85% according to him... notworthy.gif yesterday, I went to 6-7 banks but their fixed rate all 7% ++... so we have decided to choose the conventional + islamic.... Got any bankers can get lower than what I have posted ??? or at least the same offer and got Free Gift. rclxms.gif .... RHB = no free gift cry.gif but the officer trying to get BLR - 2.3

If you dont mind me asking, is that rate for the entire term of 30 years?

Yup...Affin offer up till 45 Years now...Crazy rclxub.gif ..... but I would prefer 30 years and would try to make early settlement if I can. Got any best offer icon_question.gif

Not really sure about that,forgot to ask, but will ask tomorrow when submitting documents.This is my first loan since I graduated and start working smile.gif ...but I guess should be able to settle early after locked in period(cant remember 5 or 7 years rclxub.gif )....Have any better offer before I conclude the one that I have posted could be the best offer that I could get for now ?

its 4.85% fixed which can counter the BLR loan in long term.

SCB new product, KLIBOR (Kuala Lumpur Inter Bank Offer Rate) which is not follow on BLR , which is follow inter bank market rate. Current KLIBOR is 2.11% and SCB is offering KLIBOR+1% which mean 3.11% minimum loan amount RM40k (Non Zero cost)

Quite interesting hmm.gif .....but i'm not familiar with Klibor term and maybe you can provide data (historical) about this type of loans....So far, today, i have submitted 2 forms - RHB and Affin....If someone could get better offer, please advice.
