Hi Kawan,

I am planning to invest a studio condo in klang valley for my own stay which also giving in return rclxms.gif . I would like to stay in studio condo as I feel cozy, easy to maintain and convenience. Any recommendation for me? As well as its near to my working plan. I am working in Mont Kiara, but Mont Kiara area are pretty high for me. My budget is around RM100K-200K. By the way how much is the lowest rate of interest in the bank right now wub.gif ? I wish to invest something which can give in return. Pls RECOMMEND hmm.gif . Thanks.

My property distance from ur working area is a bit far but wouldn't be a problem if you use MRR2 to reach there, you can consider smile.gif.

Oh! thanks for your recommendation. But Im looking for in PJ area instead of in KL. KL is too jam and Im not so familiar in KL road. Anymore suggestion?

but for less than 200k, I doubt there are any studios within that range in PJ.

damansara perdana got a lot of studios - but don't hope for the prices to go up.

can check out 10 semantan also, but slightly above 200k i think.

what about the ones at plaza damas?

i once read the property book which explains that property that is being used as own stay is not termed as investment. Price up or down, the property still there. Further more it doesn't generate rental income unless the tenant (the Owner also) pays rental to the Owner biggrin.gif

Pros side: u r helping the economy recovery. making the developer richer.
cons side:u r makin ur self poorer. calculate the rental return and ur loan interest

Bro, it is a subsale unit, not from developer..
I only mention below RM200k.. up to buyer how much he/she can bargain.. maybe can get RM150k.. i dunno.. not to mention, you might even get a fully furnish unit and ready to move in
and if you read correctly, our fren wan it for own stay..
