Have you surveyed the contractor`s past records??

I experience a lot of tak boleh pakai contractors who offer cheap price but abandon the job half way or finish the job un finished.......

in the end, I end up paying extra more for better contractors to redo the thing

there's one more material i don't know the name but better than polycarbonate a lot... its translucent and transparent . the material is very gliding compare to polycarbonate. best thing about it is that it does not stain and dirty when rain.

yes I know it.......

Infact polycarbonate got about 3-4 type itself.........

1) hollow section about Rm 3 psf
2) solid sheet 3mm RM 5-6 psf
3) sun stop RM 10 psf
4) IT Tech RN 15-16 psf

and the material you mentioned is acrylic sheet.... and damn expensive..... the main advantage is that it will now crack if expose to sunlight or UV

i think that's the one.. usually how does the contractor come out with the price . what we should be aware of when they quote. i believe material and work force should be itemized .

materials should be the structures like galvanized metal and the cover sheet such as polycarbonates or acrylic sheet. how bout silicone glue? we need to be double aware the type of silicone glue use too. Some are not durable .

this is what`s going on on contractor`s costing regime........

1) material cost... say RM 2000.00
2) how long does it take to finish.. from order material to installtion... say 10days.. and my average cost is say RM 5k per month so divide it...
3) plus how much margin I want.... taking into consideration that how many people are doing it(competitor) + how tedious/difficult the job is......
4) so, as easy, they divide the total cost by area so you get say RM 25 psf....
5) other variables.... eg. how cerewet the house owner is... cut price after nego n job done.... ask to do extra more but unwilling to pay

hope it helps....

on the silicon issue, like I mentioned to many forumers here before.. it is best to follow the contractors to hardware store where you ask the local hardware shop boss to recommend you the best of value added goods.......

p/s I open hardware shop too.. so I know this..... "tuan rumah want cheap price.... so I give him cheap goods laa...... "

yeah i do hope to find a reliable contractors with experience. u know lah currently a lot of earthquake. must get the one with at least some engineering knowledge. i know some house owners deal directly with these indon workers to get a good price but the downside is that there's a risk of falling down and cause injury.

yeah... best is to chosoe the one with good past records....... and FYI, not all contractors come with engineering background.... but past experience with big projects makes them equipted with rule of thumb strategies.... efficient, cheap and feasible...
e.g. they worked with so many projects that is well engineered by qualified engineers.... I mean the spec is about 90% the same... how much steel at what grade/size/qty for single storey, double storey et al.. and you ask him to extend a single storey balcony and what they did is borrow the spec from previous project and applied it... infact.... most did it this way...

how much ah pek contractors have the knowledge of doing stress analysis?? doh.gif

from my experience before, some uncles are pretty good but come at a cost . So , when choosing workmanship vs cost.. better go for good experience workmanship.
