 Location or house size/type, Which would you choose?

Hi, I'm looking for a house but still undecided what to choose. We're working in Shah Alam, but all these year we've been staying in PJ and very happy with PJ's accessibility to foods, shopping places & entertainments. Travel to work usually takes 30 minutes.

Our budget is RM300K and here are a few choices I could find:

1. Setia Alam double storey link house - toll is the same as PJ to my workplace, but the place is a dull. ~1400sqft

2. Kota Kemuning double storey link house - no need toll to workplace but need to pass many traffic lights and the place is dull.

3. Tiara Damansara condo, PJ Section 17 - good location, easy to get to shopping & food outlets. But the condo is quite old - should be about 10 years already. ~1000sqft

4. Ken 3 condo, PJ SS2 - new, good accessibility to shopping and food, but sandwiched between 2 old flats and still have constructions going on at that area. Wonder if it's going to be highly populated in that area later. ~1000 sqft

Price wise, all are about the same with condo being slightly cheaper a bit only, but with maintenance fees lah. All are freehold.

Anybody can give comment on these choices? Which would you choose if you're me?

i would choose landed property for long term...

about the maintenance fees, it will fluctuation any time but only high and higher always...

Yeah.. Ken 3's maintenance fee is quite high.

recommended to check with ur partner... if both of u tended to relocated bigger house in future, condo is fine for u for own convenient now...

but another issues is new landed properties are quite limited, so in future may lead the higher house price to be afford and difficult to search around... it may further in to the dull places and cause the convenient more than current situation... and may stick to condo for long term, limited house space and end up with higher maintenance fees... sweat.gif

Oh heard the condition of the condo is not too good. Think I'll put priority in landed property now.

My 2 cents - Your criteria is spread way to wide - from Setia Alam to SS2?? It's okay to explore and touch and go here and there....but eventually u must decide to zoom down on your target area...

In other words - saying PJ is my tgt area is way too huge a classification. A good example would be focusing say in, Bandar Utama and Damansara Utama.

Secondly, location is over-rated. It's only the 2nd most important criteria for me. Focus on the seller first.

I worked in Shah Alam and both Setia Alam/Kemuning and PJ is in vicinity of 30 minutes travelling time to my office, which is why they were in my choice. The others choices in vicinity, I have mostly emitted out due to environment , etc problem.

Actually, I'm not looking for suggestion of places but more like asking people who knows any of these 4 areas to give comment to help me decide. smile.gif

I prefer landed property.

If the location is not too bad, then landed property will be my first concern...

how about landed property in sri kembangan? have u ever consider? got a few new projects here.....indeed everyone wants to stay in PJ....but a landed property in PJ is near to impossible to own for normal people like me sweat.gif

What about Semi-D concept double storey house in Puchong Lakeside Residences, they are in the range of RM370,000, 22 x 75, build-up around 2,000 square feets come with 5 bedrooms. Travel to PJ and KL is very convenient and easy.

I live Sri Kembangan before but travelling from Sri Kembangan to Shah Alam is rclxub.gif

Wah 2000sqft is big... but is Bandar Puteri jam? Really RM370K? The last time we went to Bandar Puteri, we're stucked there for a long time doh.gif

I had finally opt for Setia Alam but it's a new launch and won't be ready until 2 years later. Still have 2 years for me to enjoy PJ life tongue.gif

The traffic isn't that bad actually. Been staying in Puchong for more than 10 years, so I roughly know where is the best escape route to take and which to avoid, its very convenient. Beside if u are coming out from Tesco and thinking of going down to kl, u can just turn into Kesas to by pass all the traffic in Puchong, turn back into OUG before continue your journey thru OKR and head straight to KL. The whole journey will only takes you less than 15-20 minutes.

this Lakeside residence is opposite bandar puteri,they are new house too tongue.gif, they are in Mutiara Puchong, right at the back of Tesco, the developer if not mistaken is Malton Berhad. For rm370k can only get you those old double storey house in Puteri 7, that one is next to Giant Hypermarket, as for other phases of Bandar Puteri all is above RN400k for basic unit.

As you know properties is always about location. So choose wisely and most important choose the one that you feel that you will be happy staying there.

alternatively, there's a new launch by Berjaya, @ bkt rimau, beside Kota Kemuning Golf club. from rm308k, 22x70'', 2400sq ft built up

from what i see, normally a condo will get more rental then a landed property with the same pricetag sweat.gif but the resale value would differ a bit.....still not sure which one more "Untung" unsure.gif

agree...but with a certain budget, i think a place with a good future prospect would also be a good option sweat.gif

why not Shah Alam itself? There are quite a number of properties in Shah Alam, Bukit Cahaya or a bit further Cahaya SPK.

If you choose Denai Alam, Bukit Subang then there will be good access to both PJ and Shah Alam
