Just asking, are these prices reasonable for

Scott Sentral 400K-450K
Scott Villa 350K-400K

I know floor level and view comes into consideration, but generally speaking.

Actually even these prices not certain, agent say can only try ask owner.

Lots of people renting out Scott Sentral but not selling, some units being sold close to 500K, that's too much imo.

Quite congested place in my opinion. Unless you work closeby, you would probably be stressed out with the traffic jams

What do u mean work closeby? are places like Golden Triangle, KLCC consider as nearby to villa scott?
or the proximity u refer is only at around brickfields such as KL Sentral?

have u been staying there? I have been staying in villa scott for the past 5 years. During peakhours morning and afternoon, i seldom need more than 30 mins to travel between city centre and brickfields.

regardless of traffic jam or not, unless u live in city centre, brickfields is among the places to reach home earlier if your house is on the west side of KL (Bangsar, Taman Desa, Jalan Puchong, PJ, D'sara, Subang and so on, so forth)

Its actually is a pretty strategic location. Within walking distance to the Monorail station (forgot the name of the station..its the one by the river as you drive along Federal Highway opposite the Kuen Cheng school) as well Putra, Komuter lines etc at Sentral.

But I think some units in Scott Villa may overlook a cemetery

I think 10-15 mins is the time taken to walk to Sentral. Walking to the Tun Sambantan Monorail will take less than 5 mins.

this is correct. it takes about 5 mins walk to Tun Sambathan monorail stn. And 10/15 mins walk to KL sentral stn.

Rental yields may not be that great.... rm1.8-2k rental but units cost rm350k-400k

It's a great place to stay, I think even during peak hours, the roads in front of scott villa are relatively calm. Walking to Sentral is a nuisance, got to cross some big roads. Walking to Monorail is very pleasant. There's a new condo right infront of it, agent said developer not selling yet, waiting for value to go up, looks pretty posh, much better looking than Scott Villa and Scott Sentral.

In the end I decided to get a unit in Millennium Place, 290K decently furnished. Unfurnished ones goes for 270K but I think only ones free are the ones facing the high tension cables.

i was in the villa scott area last sunday around 9pm and there was some sort of indian celebration in a temple near to scott sentral, so the road around villa scott is a bit congested.

have a quick look at the villa scott building and it seemed like most of them are not lighted. not sure whether it's due to the units are empty or whether the tenants were out due to sunday night.

the nearest monorail station is very near but the road leading to KL Sentral is a bit dodgy to me. location wise for villa scott is not bad, but it seems to appeal more for indians as the shops and restaurants are mainly indian.

i am assuming the built up area for unit selling 350k to 400k is 1,400 sq ft. With that u can fetch around 2.5k. If full furnished, then above 3k.

the new condo, 633 residency developed by YNH, start selling since last year. But I am shocking.gif by the price....... above rm500 psf.

when somebody mentioned brickfields, they will think of, hmmmm traffic congestion.... If u are familiar with roads there, u will know how to avoid and reach your destination.

no loud chanting from the indian temple, only got bell ringing (similar to church's bell ringing).

every morning and evening, i am used to it. In fact i will feel in my head something is missing if i dont hear the beloved ringing bell tongue.gif Joking!

total units are 400 plus.

yes, occasionally got some indian celebrations. And i also realized that plenty of seemingly rich indian couple held their wedding dinner and ritual there, especially in october and november. Any indian here care to tell me why is that?

i have heard of robbery incidents at nite along to road to tun sambathan monorail stn, but daylight should be ok. Also bear in mind i have a few times walking from KL sentral to villa scott early morning 2, 3 am.
