It's hard to say the lift has 'improved'. At any given timr, you'll be equally likely to see all 4 lifts are working or only 1 or 2 are working. Want to vouch from being here for a few days or for 7 months? (as in my case LOL)

Dear all, the Pro-tem committee has met up with COB.
COB will be issuing the "ultimatum" to the developer to call for AGM - if they fail to respond within 14 days, COB will take legal action against the developer and bring them to court.

However on our side, we need to collect signature from owners to appoint one resident to receive mandate from COB to call for AGM.
Please meet us this Sunday 10.30am at 5th Floor, Common Area to sign the petition.
Thank you!

The centralized Astro dish went offline from 3pm today until 10pm. I lodged a report to the security guard and he said already informed the maintenance.

The maintenance guy named Zam only recitified it around 10pm. The security guard gave his direct mobile number since they can't do anything except asking the guy to come quickly as possible on a Saturday evening.

In term of "Astro downtime", this has to be the longest I've encountered after 7 months staying here. A call to Astro helpline wasn't that useful since they are asking me to "check with the condo management".

Added on August 5, 2012, 2:58 amUpdated: 3am Astro signal went on & off again. Kacau nak tonton Olympics sajer. I pity the building technician having to repair the system, presumably a quick fix like the lift.

What is the right price for TS?
I’m eyeing one with 1.8k rental. For this unit, even at 440k also cannot get 5% yield.
So, maybe existing rental play its part as well?

440k is Q1 last year transacted price I believe. It's now much more then that. Rental for fully furnished is also 2.5K and above now so your numbers are off. I would think 490k to 510K for unfurnished and 510K to 530K for furnished is the right price now. Just my opinion.

thanks for the info.
so i guess the rental for unfurnished is at least 2.2k, fully furnished is at least 2.5k.
then it would support your prices above to get at least 5% yield, thanks. nod.gif

Selling 450k-550k. Rental 1.8k-2.5k. How about the broken centralized Astro system? Condo mgmt can only replace the broken satellite booster / repeater this Wednesday. That means 4 day without Astro for the resident.

Thanks if you still bother to read about current issues about this TS.

Last month transacted price was 500k, mid high floor, partial furnished with cabinet and aircon. It is my fren's unit. Hard to breach 500k unless it is a superb unit with great view and high floor.

Fully furnished + if low floor face pool then 515k is a good price, for the buyer

LOL amazing! I guess this is not the forum to discuss issues at Titiwangsa Sentral then. Seems like everyone only care how much to offload before this condo become a slum tongue.gif
