anyone want to share about this project.

-the showroom is near their project-at bulatan pahang and MRR2

-since the project is surrounding by govern, office, near to KTM komuter bt caves (under constr.), i'll expect it's good rental location for who working in KL..am i right?? nod.gif

mmmm seems like quite far away from KL....
seems like a convenient area but surrounded by matured ( ahammmm old ) area hmm.gif maybe need to go view the site before judge

-I've tried to drive from from bt caves to kl and it's actually take 15min only (without jamla tongue.gif hehe). i don't think this project is far from kl and with the KTM komuter expected to finish this year of course this area will boom.

-According to developers majority of the purchaser is chinese and malay even the area they expect many of indian. don't know why nod.gif

-another factor attract me is thier price is competitive 950sq <200k. from my survey it was difficult to find the property with condo facilities in that area with the prices (am I right??). that's way i assume that is good for rental and +ve cash flow smile.gif

been to the show unit before, very very high density over 900+ units build on a land area of 3acres sweat.gif
right next to a school and nearby to some low cost flat, not sure how it will affect the value
unless you are taking MRR2 to kl, otherwise the bulatan will be a big headache

last time when i asked the sales person, you have so many units sharing the facilities (swimming pool, gym room, etc.)...how does everyone get a share on it ?
then he replied,
"you know la..this is very common, starting it will be crowded..then slowly ppl will get frustrated, then less ppl will use it - then you will get a chance to use it"

maybe u'r right..900 units in 3 acres is quite pack.My fren said since i'll make the house as rent house so this is not a big problem.i still confuse either to book or not..for me the attraction of this project are their price and location. hmm.gif

looking at the contractor also quite ok and good experience (public listed).some body help me nod.gif

Might want to consider what kind of tenant you will get from that place.

Bad tenant is a big headache for property owners.

why not many fans of this service aprtment?

I think this one is the most strategic location among the new condo/apt development around Gombak/Selayang. Went to their showrooms, design not bad with condo facilities, land title commercial but utility base on residiential rate, no downpayment required means 10% discount, pay booking fees only RM500. Expected date of completion June 2011.

lol, but it's true, my friend say when they first moved to condo with pool, everyday family go to swim in pool, now he say already 2 years didn't go.

the second phase still got half block on sell ... but the price is 250k ++...the final phase will launch next few month i think....price start from 300k ++

yaa, when i came there all the chepest unit already sold out. but they still offered 10% discount,meaning if the house price RM220K in SNP, their panel bank will loan out RM198K. In term of rental currently around rental yields around the area is RM700-RM800. I am skeptic whether can get positive cash flow for rental yields investment, but the future we never know.

the condos next to this condo last time sold 100k+, now depreciate 80k+ can get 1 unit. the occupancy not high...please consider b4 placing ur booking

Got a 1144sqft unit sold at 312k in the lelong market last week. Subsale pricing for such a unit size at 400k and above.
But rental rate is dropping coz of the nearby just completed PPA1M Metropolitan entering the market and offering much much cheaper rent.
So the above price just so so only.
