I came across their showroom and notice the strategic location between KLIUC and also Uniten. But I didnt aware of this developer before. Whats your opinion?

From what the agent told me it range from a 1,062sq ft threebedroom to a 1,252sq ft four-bedroom unit. Prices for about 245K onwards.

That works out to about RM 240 psf

What is the potential rental?

Assuming RM 100 in maintenance, the unfurnished rental yield is only about 5.8%. Not very good...

Agree with gilabola, rental yeild not that great, IMHO, capital appreciation wont be that great as well as I think it mainly cater for student market, and probably government institution and other corporate training centers around. Amenities not tat great as it is in the middle of SKVE. no near by township (nearest will be BBB, serdang, putrajaya and kajang) or any major commercial hub (closest will be BBB but saperated with NS highway).. But you can expect to get a steady stream of rental income as student market is quite resilient..

Good thing about this location is good road network to serdang, kajang, putrajaya, cyberjaya, BBB and puchong.

IMHO, RM240 per sqft is very high for this location and with so-so layout plus unknown developer. The price tag is even more expensive than the condos in puchong area
