When i am in NZ, this is totally not happen.
The house price is going down.

Funny!!! Malaysia really can hold the house price.
Compare to house price out of Malaysia, we are still damn cheap.
May be this is the reason..

Price 429k and 449k (with a bit of reno by developer)

Why not buy this, i am considering... you guys dont buy.
kakaka blush.gif

why you know, that place is very private. Only place that have natural gated and guarded is that area.
Only 2 entrance, easily guarded.

Why no one take the few units. If puchong puteri hapis launch. That few unit will be damn hot.
reasonable price too.. but a bit oudated and small

also, will be surrounded by Bangalor and semin D rclxm9.gif rclxm9.gif rclxm9.gif rclxm9.gif thumbup.gif

Go ahead with The Peak(22*70) and finish them all or if u like a bigger unit then choose Olivia(22*75).
Is depends on your preference. Bigger unit then higher price. Both have their own advantages.
I think you already know their pro and cons.
*
Still read more first la.. gain flex.gif more knowledge first
Compare more first.
This forum give me a lot information. Appreciate this. thumbup.gif

THe serena real look nice, front really not match the buyer who have big car. Mistake of IOI la..
Look a lot modern.

I checked the 1 mil terrace of DPC, later got to physically go and see.
From website, it really having its only kind of design, with no compete from others.
Very good land scape.

Maybe can find this kind of property only a bit far from KL. Like sxtia alarm.
But really far leh.. the price is for the future leh, not for now...

See, how many years have been taken to become a Puchong like now.
Thxy simply charge as they already look like Puchong or DPC... not fair...

Hmmm..why the photo show the back of the house but not the front??? hmm.gif

mostly feng shui...should be ok if feng shui not your preferences. mostly rich people do care much about feng shui...
for them better pay 100-200K more for good feng shui house, then after move in kena lottery, business run well....
and many many ong ong ong ...money keep coming. thumbup.gif
some of them just renovate their house for 50-100K more to met the feng shui like change the direction of their
front door and etc. (businessman)

or maybe they looking for good design, material quality or the type of design not their preference.
(mostly lady buyers, artistic buyers and younger buyers)
They choose to buy nadia, olivia, primrose and serena and etc.
From behind, the Juniper looks nice also....not sure the front coz cannot see it.

most important, pray hard and hope defect is not 1 of the reason....can confirm with neighbours live there...
ask more...and onsite check.

I physically walk up the peak remaining houses.
Going in it alone. Not feeling any different from other. Maybe next time go with my building surveyor friend.
I found these are still available from website
cool.gif The Peak
5-8 units, 4 units facing T junction, the rest is ok. However can see a bit view one facing North West西北, feng sui master, is this OK??? wink.gif
ONLY 1900sf shakehead.gif
this is why is still have so many units... price / sf is high.
$$429800 basic unit
$$445800 changed tile, according to IOI staff

cool.gif Vista
bigger then the peak 75x22, maybe left very poor position house. 1965sf
$$389800

cool.gif Summit
bigger as well 75x22, but the pillar is not in middle at car porch, good design rclxm9.gif 2170sf
$$418800
I got to get the ioi staff, interview them a while...

I will do more analysis.. and put up here.. thanks for feedback too, keep this up.

Tomorrow, i will visit DPC. See what is offering. If can I buy, in my dream. sweat.gif

sinking is normal for houses that are build on foundation before expiry of land to settle at a proper level which is 6 months. When IOI build this house i think they do that for less than 6 months, thats why a lot of houses on top of the hill suffer external crack, but overall it doesn't affect the house structure.

Now I think should be alll right to get those house on top of the hill, hopefully everything goes well i.e no further crack i hope  tongue.gif

Added on July 4, 2009, 6:40 am

The Peak unit that I booked recently,IOI promise to redo the whole house and all the lil crack but prices stay at RM429,800 not RM445,800.

Can you check with IOI staff why is the price for Vista is cheaper The Peak with bigger layout?
*
Tohsan,
What other stuff you get from IOI?? got free s&p, stamp duty?
The house really have bad condition??
Why you decided to buy this? Can share me? brows.gif

All vista, or summit is facing T. That's why. The price does not move since lauch.

ya they give free MOT, S&P as well as differential in the second 10% deposit pay in 10 installment. They repair those old crack properly this time with wire embeded inside the wall before cover with coat and paint,so there wont be any future hairline crack, i know this becos i m in construction line too. Then those toilet tiles for ground floor and 1st floor will be change to new one also.

Beside this its not facing any T-junction or any lamp post, the hill is on the left hand side if you look out from inside the house, so its pretty good in term of fengshui wise.  On top of that the one i choose is the one that sit on higher ground than the road in front.

For all this I pay RM429,800, thats within my budget and I like the house very much, cooling and nice enviroment. smile.gif
*
Buy for own stay???
I know which one you talking about. Yeah, very high ground. Good feng sui.
MOT is what??
Differential in the second 10%??
Since when you book it??

Please tell me more, I very keen to those units too. Listening here cool.gif

I have no intention to put solar water system, according to the spec list they come with mixer, mean they are ready for solar water system.

All I want is the "rain shower" type of shower system by adding the electric pump and change of shower head will be just nice.  rclxm9.gif

what is the difference between solar piping system and mixer???  do you means the spec had mixer, then
it will same as solar piping system ??? as i see mixer can turn to hot or cold but not sure it can support hot water also.
Mixer = shower head only??? or is solar system.

As i know, if the pipe can support hot water, then is a feature...why the developer not write in their brochure instead
written there mixer...or is understood liow mixer = hot water...

Same one lar. Conflict will happen because limited parking. I know a intermediate unit got 5-7 cars. So how? They park where-ever they can find space.

If can, try to get the Dhyan Puri or Edge 36 bungalows at Puteri 12. Can park 6 cars inside no problem  thumbup.gif  thumbup.gif  thumbup.gif

hahah
It's all because of IOI la.. the road is too narrow. Actually. 14ft only
same to latest phase.. bigger houses still 14 ft.

Those facing play ground will be very hot

Nothing wrong, i guess that is a reasonable and fair inferance, though got nothing to do with IT or Non IT.

Be that as it may, truth remains true regardless who says it.
A genuine advice can turn up to be a wrong advise anyway, isn't it.

I believe we all have the wisdom and freedom to choose believe or not to believe.

On that premise, i agree to the statement completely, if "recently have few newbies" and "I am IT people" being removed.

Cheers to all BPP buyers, atleast some paper gains...

I have little opinion here to share and discuss. This may be helpful to all of us as a buyer. Serena design is no doubt very unique in design. I was impressed when I went to see the show unit about 2 months ago. Also, I felt quite disapointed initially when I got to know the ZARRA design, which to me is something like 'down grade'.  tongue.gif

But after I thought over it,  I persoanlly felt that there are pros & cons and each has it uniqueness for Serena & Zarra.

Pros of Serena:
1) High ceiling 14' at living hall.
2) Courtyard - some people may like this new design, something unique.
3) Cheaper compare to Zarra.

Cons of Serena (maybe to certain people):
1) the kitchen is slightly smaller - the living hall like very grand but when come to kitchen is quite s...
