Dear all,

I provide below some costings for your renovation :-

1) Labour/Workmanship :-

Using Indonesians :-
a) Specialised Skills : RM 80.00 per day
b) Normal Skills, Cement Mixer : RM 60.00 per day

2) Materials (I will use Malay here because this was how I communicared with the Indons) :-

a) Batu Konkrit, '6-fun' stones : RM 65.00 per scoop

b) Batu Simen (Cement Bricks) : RM 132.00 per pallet of 600 pcs

c) Simen : RM 15.00 per bag

d) Pasir Halus : RM 65.00 per scoop

e) Pasir Kasar : RM 55.00 per scoop

f) Dawai Pengikat Besi : RM 3.00 per kilogram

g) Batu Kapur : RM 2.80 per bag

h) Besi Y12, 12m long : RM 22.00 per rod

i) Besi Link R6 (Round Bar), 11m long : RM 8.00 per rod


Thus, the worker will need to estimate how many days and how many personnel needed to do a job, this will provide the Labour/Workmanship Cost.

The same worker will also need to estimate the materials needed, and the quantity to do the job, this will provide the Materials Cost.

Add up the 2 above and we will get the total cost required.

If anybody can provide better costings than the above, please do tell so.

If I have made any mistakes in the above, please do highlight as well.

Providing info to share, and for people to counter-comment, eg whether the prices are good, other ways to go about this, etc,... 'cos I am planning to do work to my house.

I am in the legal industry.

Hoping to receive comment and inputs. By the way, another input is the price of building materials have gone down since last year. Thank you.

Your daily wages seem high to me. Maybe because you're thinking of Klang Valley specifically? Anyway, I think this is of rather limited utility, because the really important thing is the quality of the work supervisor you get, and the cost for that varies too much. That's what determines whether or not the work gets done well, on time and within the initial estimates.

Since this is merely renovation work, I would say there is no works supervisor involved, the supervising work would be done by the workers themselves. It's not a major construction project where there are many specialists involved, eg QS, clerk-of-works, site supervisors, etc, etc,.....

So I guessed the higher price is justified if we don't need to watch them, but they still do a good job-lah. 'cos there is no supervisor to help them. What is your opinion please ?

Anyway, where are you located and what would be the prices in your area ?

Prices seem decent enough.
If you're going to use Indonesian's make sure you have a kepala to over see and manage the site for you. Ideally your kepala should have long standing experience in construction which is critical.

Material costs is about average which is more or less what you would get from the majority of hardware shops unless you're close enough with them.
For walls that have an external surface, best not to use batu simen, it's better to use batu merah.

Generally budget that these guys will not get the number of days correct so plan for potential delays of any reason.
