Tambah one more:-

4) Avoid getting into Credit Card debt.

My mistake was having too many cards and got myself into a mountain of debt.
Checked into CC rehab in Q2 2008 and diligently paying off my debts.

Finished UOB payment in Dec'09 and cancelled

Finished MBF last payment on 25th April - Going to call MBF either today or tomorrow and cancel.

Now only left Citibank  nod.gif and RM6k outstanding. Freedom from Citibank by Aug'09...  thumbup.gif

Just to add one thing, AVOID at all cost ALL BAD DEBTS. smile.gif

For the past 2 years, I have consistently had more than 20k in credit card debts at any time. However my debts are at 0% interest, accumulated thru buying furnitures, electronics, dp etc for property rental purposes.

Fot the young and poor investor, CC can be your best fren, or ur worse nightmare. So choose wisely wink.gif

debt to income ratio.

or some banks use LRR (Loan repayment ratio).

anyway, pai's right....it'll be harder to get a good MOF once your properties start to accumulate.....

however, my suggestion is not to diversify your bankers....but choose one or two principal bankers to gain a level of comfort and bargaining power over time.

it'll be more "mafan" for you.....extra doc's and income substantiating required.....but it'll be worth it......

rather than sleeping with everybank around town.......that is, unless u can find a "beautiful, mistress" bank.

Very true, I used to think that going with multiple banks would spread the "impression of commitment", but it's the reverse that holds true. Go with one bank, have impeccable records there, know what they want to make your portfolio looks beautiful, and this is one mistress you may want to turn into wife. smile.gif

But then again, which bank??????? icon_idea.gif

I have updated the various inputs onto the first post of this thread.

Lets evolve the nature of this thread slightly. Property investment and financial management are two topics that go hand in hand. What kind of financial management tips and practices do you guys have?
