Okkkaayyy…have i been duped???

I purchase U1 Residence Suites Shah Alam by MagnaPrima today on phase 2 Level 19th 980sqft...…and the price seems to be way above what was paid by others

I was told there will be special discount as bellow:

THE OFFER
Original price (19 floor 980sqft) - RM329,000
(-) 7% - RM 23,079
(-) 5% - RM 15,331
(-) 3% - RM 8,738
Total cost of condo - RM 282,552

I know the higher the condo is the more expensive. Even so i understand from the fellow i bought from, level 13 is selling for RM320,000. So all and all with the discount i get is a good deal.



However, I check around and i got from another blogger on the rates he is paying is as shown below:

- Phase I (1st tower) 980sq. ft. = RM207K - RM237K
- Phase II (2nd tower) = 10% increase in price from 1st tower (which is approximately RM260k) <-------- I BOUGHT THIS ONE AT RM329 BEFORE DISCOUNT!!!!!


My question now is did they hike up the price and then offer all these discounts which comes out to be about the same as the normal price right before the offer?

Yep it seems so. think about it. is any condo around shah alam worth as much as RM329k? per sqft cost is probably worth more than the sultan of selangor's palace.

Price increase as usual. What was the date that he got the place and what is yours?

Phase 1 and Phase 2, ofcoz the price is different. If you see the pre-launch price you will smack your chest hard hard.

Anyway i was checking magna up in Bursa saham..it seems they r widing up the company?

i got inquire...but it seems that they got the GRR guarantee rental return...
they hike up the price and then offset the price with the discount and rental returns...
they will always put their own company on the safe side...
when purchase property never read about their GRR !!!
it will never work towards the consumer...
