I saw this, (hope who read this don't steal or curi2 call call the place laugh.gif bcoz its very2 limited...only 3houses are putting for sale for the whole area shocking.gif )

Price: RM 350 000
No of rooms: 3
Current Montly Rental : RM800 (not sure bout the other houses)
Size: around 4000 Square feet, this is what ive been told over the phone.....no specific dimension doh.gif

My opinion on the location ->
I find the location superb......I've been staying here in Bdr Putra Permai, nearly 2years.....and I find it nice.....so location wise I think is settled.....

Condition : I've yet to inspect it......current its tenanted......

Status : Leasehold, not sure how many years left....

Developer : LBS

My doubts/ Qs :-
1) just the house.....it sounds too cheap to be true....anyone heard of this place? Ive looked the area from outside(not the specific unit), the garden looks spacious.....
2) During the economy time, is it a good move? will the price drop anymore or will it remain for a few years?
3) in short term(2-5years) - i plan to rent it out(since im renting a single story nearby).....but in long term, I plan to stay at the house......as for now...but im not sure for the future
4) what would be appreciation value in lets say 10years from now on?
5) any one know any future plans development for bdr putra permai/puchong gateway/equine park..
6) How much would be the "Cukai Tanah"? hmm.gif is it RM60 twice a year? or am i getting the wrong figures here..
7) refer my POST 10 for some other Q's notworthy.gif
8) can i go to the nearest maybank branch and ask them for the current market value? what correct question should i ask and which specific department should i go....haih..... sweat.gif + any cost for this? sweat.gif

If i were u i would get it. Since its a win-win situation for u. After u buy, u can rent it out (1st win). But its abit hard to find a tenant for a bungalow compare to condo. If u say you can find, then its ok.

Then u say u want to sell it. Bungalow is a great property to sell because u can sell it at any price u want if the buyer is interested in the area/lot. Not like linkhouse/condo. (2nd win)

Even if u cant sell it off later, u will want to stay in it right? (3rd win) Make sure u have survey the unit 1st.

most properly, I think this is a leasehold unit smile.gif but for the price I feel it very good...maybe the builtup(inside) is not so big, but from outside, the garden sure looks big(ive been around that area before)

now, Ive just msg the person who put the add....hope to hear from him/still available/view the unit soon flex.gif

on the other hand, ive an good offer for a Condo at TDDI, for RM250k.....(its a unit owned by my aunt who wants to sell to me......yet to decide) condo rental are higher then landed property rite......

my place still got a lot abandoned land..
and searching for owner..

I know, buts thats MISC cost that i'll have to bear with...same with indahwater etc...thats normal i guess...just hope it wont be above 1k sweat.gif

i did call the place(another unit).....this time its 4000sqf....same price...that area very hard to see people put for sale.....but very tempting drool.gif

Hi,

thanks for the comments...im not sure ampang is LH or not......

1) btw, im planning to visit the unit.....any tips on what i should observe during the inspection? I know need to check the walls for cracking...termites......any specific list?

2) Do i need a professional home inspector? would it be expensive?

3) is it ok for me to demand a floor plan...(architecture/pipes/electrical)....coz whenever i ask before, from my experience people will take this not seriously and sometimes even laugh....i mean for sub sale property.....

I think with having a checklist, any issues could be discussed to lower the asking price or to ask the owner to repair/bare the cost of repairs of the items hmm.gif i just think so...

please advice notworthy.gif

at last, i found a unit that im interested in rclxm9.gif .....already made an offer.......now waiting for bank loan approval.. flex.gif

bank loans so far ive applied
1) Affin bank..........can go up to 40 years..
2) AIA - they are offering 4.99 percent fix rate for whole tenue, sounds interesting...only max 30years...
3) maybak....first 3years 4percent.....then BLR - 1.8 percent....can also go up to 40years

I just check with Maybank, you can start to pay the loan after the house is complete. Locked in period 3 years starting from house completion/hand over key. 2% penalty for early settlement.... sounds interesting.
