The list above is too good, and too many to be true. Well I understand you as a sales agent, you need to be be creative in "expanding" the goodness in the project you're promoting, but its merely just sales talk. Dont worry, its NOT WRONG to SIMPLY list them out

To give your the benefit of the doubt that ALL YOU LISTED above can be fulfiled by developers, the site will still be located next to factories and graveyards.
Why not try to explain what the developer plan to do to tackle the "disadvantages" rather than "promising" dozens of good stuff?
Sales ppl can twist and turn but they cannot tell lies...cannot be you buy a Honda car and then they deliver Kancil to you. Of course you will sue the whole company upside down. If i can simply tell lies, i will say this project is 100,000 sf condo with 20 bedrooms and 20 bathrooms and comes with free G5 airplane.....
There is a graveyard nearby. You won't be able to see it from the condo because its not facing the condo and the view of it is blocked by buildings but the graveyard is there. this is one of the disadvantages. i can't try to explain what the developer plan to do about it because they aren't going to do anything... they not gonna move the graveyard.
The factories is actually warehouses because the government ruling is you can't create pollution near housing area and there are housing area nearby. so no smoke or chemicals or heavy industry stuff. the industrial area is all individual title so i don't think they will move out anytime soon. this is also one of the disadvantages.
Actually there is nothing the developer can do already to tackle the disadvantage. thats why have to sell cheaper loh.
what u can do about the disadvantages is.....
leasehold - better plan how to sell property within 25 years or u will see the price start to drop.
graveyard - pray and hope your future buyer/tenant didn't realize this because they can't see it unless they really familiar with the area. ha ha. actually not many people care la. almost all my buyers tell me they heard got graveyard nearby and i brought them to the site to see it. say it lowers the population density loh.
industrial area - actually all properties also got disadvantages in their location la. if its not near to industrial area, its build on rubbish landfill area (seri petaling), build on mining area (lakefields sungai besi), facing sewage pond (pelangi utama in bandar utama) etc etc.
long story cut short. i believe future buyers and tenants will be willing to overlook the disadvantages simply because its the only condo there. currently the difference between the number of jobs and the number of accommodation in the that area is HUGE.
