Yes im interested is there still available???
I just cancelled other Condo, previously loan approved.
Now looking for a good investment..

if buy from auction bank still need 10% downpayment as usual procedure, any one pls advice...

Dear Exora

Auction sale is a bit different from Sub sale.
It's seem complicated but believe me is not too hard.
i'll do every thing for you FOC.

in order to buy the auction property you need prepare a few things
- 5% or 10% deposit from the property price in bank draft form.
you will be refund 100% if you loose in the bid.
- Appoint me as your agent , pls do 2 or 3 day before auction date.
- Your IC copy
- extra money to pay the 5%- 10 % differential between reserve price and the final price if you win.
- RM 50 for the stamp duty if you win.

Homework to do before you buy the auction property
- Do a site visit to that area but you can't enter the premises without asking the owner/tenant permission.
- Ask for the rental rate if you plan to rental the property.
- Ask the market price, so you can decide the max price to bidding.
(stop the bidding if overprice)

Those comments were made 3 years ago, so may not be the most accurate reference?
Perhaps some Sterling owners are here to tell us how is it going in Sterling?

hmm.. in terms of maintainence and cleaning, i see them doing it often. cleaning the common area, mopping the walk ways are done daily. they light up the entrance fountain and at the weekend nights. so it looks nice. security is ok as well.

due to the rental cost and such, you dont find those suspicious looking ppl around (LOL) just a few groups of students from KDU because as i heard KDU rented a few for their students. mostly the people keep to themselves.
