 Bukit OUG Condo, Any information?

Saw many units on sale for this condo. Bukit OUG Condominium.

Do you think it's a good buy? Anyone have any comment on this property?

The area is very deep inside, you'll need to pass through many housing area in order to reach there. The buildings are getting old also, not really a nice environment.

Residents there are screwed up, my friend's car got scratched badly because she park in an empty basement parking space.

Hi Everyone, Thanks for helping!!

I have signed the S&P and paid all lawyers fees, etc, and am waiting for confirmation from liquidator and bank release loan (think it takes roughly around 3 months plus/minus. )

So I'm now still renting from the owner, while waiting for the final procedures. I found out from management office that the owner got an extra 2nd car park free for a year 2008. It's from balloting, dated 15 Dec 2007.

And apparently my broker has taken the car sticker from them.

Called up the broker, and she says that I'm not entitled for the benefit due these reasons

1. I'm just renting the place, and nothing was said earlier about the 2nd car park when we rented. (Ok, i can accept this, but the rest is crazy )

2. The owner submitted for the balloting before we purchased it, and I AM NOT the rightful owner yet.
So, the owner has the right to give it away to his other tenants and friends & whoever he wants to; because he has many units in that area. This is because, the balloting was done under his name in December 2007, and not my name.

Actually, i found out from the management office staffs to be aware of this particular broker especially her, as they sometimes sell out these 2nd car park stickers.

And they have received many complaints about her before.


I asked the management what if the broker doesn't wanna give me the sticker? - Their reply was, - "u just need to try hard get it from her" (coz there's nothing much they can do )

Another thing is, i also just found out that the Real Estate Agent shares the same office as the LAWYER that i'm using for my loan & S&P. I don't know if they're partners or wat..

The broker asked me to call up our lawyer, to get a satisfaction answer on why I am not entitled for the 2nd car park from the balloting.

I called up the lawyer immediately, it's 31st Dec 07 today, and she did not pick up my phone.

What should I do? It's frustrating when I'm paying everything & I get these services. I don't have the owner's contact. This is my first time buying a house, and the broker has given me lots of problem already earlier.

Now, i regret not getting my own lawyer. When i bought this place, the broker told me Free Lawyer fees, owner is paying coz he is a cautious person, and he wants to use his own laywer, so I don't need to get one. Now, i think maybe the owner doesn't even know the broker told me he paid for the fees for S&P Since they share the same office, i think MAYBE they just hike up the house price and tells seller and buyer 2 different stories.

Please help, I have a strong feeling I am entitled to it maybe not now as only a tenant, but what if even after official undertaking of house?

I would like to complain this because she is a very dishonest broker, and is always twisting around words.

Hi, Yes, its quite old, But its quite cheap, considering, its still KL area, and u can look at he new blocks Got 2 if i'm not mistaken Its 4 years old oni. biggrin.gif

how deep issit? looks like tmn abadi indah in taman desa.....same price range(last year price...not sure this year) hmm.gif 135k-150k for a 1200sq condo....i think its an service apartment....+does it really have a squash court coz i luv playing squash rolleyes.gif

Its deep inside Tmn Yarl. About 4km from OUG main road. Btw, I snap Bkt OUG picture from my condo.

Yes, very deep inside. There is only 1 way in and 1 way out if I am not mistaken. I find the location very inconvenient.

Hi, I bought a condo in here & I like it, for it being in the city but without the hectic city feeling & for its price. It's worth the money. I found quite a lot of middle eastern families living there. Overall, I like this place quite a bit.

yes, AFAIK 1 way in, 1 way out. smile.gif to reach there have to cross highway pass some more.

got plenty of friends staying there. nice tennis court and swimming pool.

Correction Goldies :

They are 2 way to come in and come out. 1 from OUG itself and another 1 from Old Klang road( Follow Tmn Muhibbah signboard). For the 2nd way, you need to pass low cost apartment and also "setinggan" area. Another 1, its not mamak, its Indian restaurant serving nice Indian food named Nathan restaurant.

Actually, this area are dangerous if you park your car outside at night or walking alone around 12am above. They are so many crime case here.

When I pass by there, I always saw a lot of cars parking at the roadside. I think they have insufficient parking. I think is very high density as well.

Dear all,

I live here and have been staying in Bukit OUG since 2007. Allow me to clear any doubts you have.

There are 4 different exit and entry points to Bukit OUG condo.

1. via Jalan Taman Tan Yew Lai (off Jalan Puchong main road). Lookout for landmark which is Pure Life Society building on your left (coming from Old Klang Road). The junction/turning with traffic lights is right next to it.

2. via Jalan PPR Kg. Muhibbah (also off Jalan Puchong main road). Also a traffic light junction. Look out for signboard saying PPR Kg. Muhibbah on your left (coming from Old Klang Road).

3. via KESAS Highway. After Bukit Jalil toll (RM 2.20), take the first flyover road (signboard will say OUG/Taman Bkt Jalil) and then go in through Jalan Awan (landmark is commerce area - Steven's Mamak).

4. via Old Klang Road. Take the road leading to Parkson/Citrus Park (formerly Yaohan). Go towards Steven's Mamak, and then refer to point 3.

Bukit OUG is a great place to live in. A few good reasons:

1. It's away from the hustle and bustle of city noise and pollution, yet close enough to get to city within 20 minutes!

eg. If you use the KL-Putrajaya highway (located almost next to the condo, accessed via Point 3 above), you reach Jln Bukit Bintang/Jln Tun Razak/Jln Raja Chulan within 15 minutes with no traffic jam AT ALL!!! reason : no one except OUG residents have easy access to the highway)

2. It's a peaceful, serene and tranquil place to live in, full of many greens everywhere. Trees line up the roads and although the KESAS highway is next to the condo, you rarely notice it because of all the trees and forests surrounding it.

3. In the past 3 years, many of the empty units have now been filled with local and foreign (Middle Eastern) families. It can be seen during the Resident Association meetings. This has resulted in the way the condo is being managed.

Hmm....try googling it on the net. Am just too lazy to do all that for you now. LOL! Sorry...

Anyways, there IS a google marker for Bukit OUG condo on the net. A few residents there have already put it down on the net. Google it.

actually i;ve driven there using the "steven corner" road as i am interested to see how the townhouse looks like. its a nice concept and environment. but there are termite problem once, and of course OUG condo's price drop for the last 10 years. I heard before they were built, the developer promised a direct connection to kesas highway, but it never implemented.

I'm even more curious to find out additional routes entering the area.

Hi,

Actually i'm interested to buy there also, for the reasons that it cheap and big built up and not too far from the city (even though Old Klang Road might jam).

I had view 1 2nd hand house and it seems no bad.

But may i know how is the security and safety there? Crime? A lot foreigners?

And i also heard got termite attack problem and the developer had run away.
