When Pavreit IPO at 0.88, DPU forecast is 5.8 sen, so yield is much higher at 6.6%.
Now IGBreit IPO at 1.25, DPU forecast is 6.7 sen, so yield is 5.36%.
The reit's upside from yield of 6.6% to 5.36% is 23%.
Therefore, Pavreit has at least a 23% price upside to reach 5.36% yield. Meaning, IGBreit's IPO price is 23% more expensive than Pavreit, assuming both of them are of equivalent high quality assets.

so...conclusion got the IGB reit also not that happy? coz limited capital gain ? hmm.gif



Ps:/ Personal felt is expensive for the IPO @ 1.25rm.... Those reits > CMMT/Sunreit/Pavreit also below 1rm.... only

Ya, less capital gain. Don't think able to gain 30-40% within a year like the others. REIT has been hard sell by many IBs for too long, valuation already rich. Should have sai lang into it last year. cool2.gif

You don't judge a share price or IPO at a figure (RMx.xx) to determine the price is expensive or not.

A share price is judged expensive or cheap, based on its earning ability, and potential earning ability.

A stock price that is Rm10 can be way cheaper than B stock that share price is Rm0.01.

A RM0.01 share price can be deemed expensive as well. biggrin.gif

Company can issue more share or lower face value to make the share price lower or IPO price lower.
A lower price doesn't mean it is cheap.

Don't need to paiseh. Many has this kind of perception as well, quite norm in the market.

See price penny, think it is cheap.
See price Rm10.xx, wah super expensive.


Added on August 7, 2012, 10:36 pmWhen I was newbie time, I also like that, always aim for those lower price stocks, think can gain more (up Rm0.50 already can mean gain 50%, while Rm10 one need to go up Rm5), more upside potential, but now, the other way round, the more higher price, the better.
As if a stock can reach higher price, it must has its own strong reason (those being gorended until extra-ordinary one, different story).
Also higher price stock can have less noise as well....., more quiet and peaceful. biggrin.gif Joking only.

which one she's with? time square or klcc? any insider info? TQ shoppers has been improving tremendously since past 2 years. Didn't expect VT also know how to do business, I thought he only know how to make money. notworthy.gif

Theoretically,
KASSET @ RM8.98 = 5,240units of IGBR @ RM 1.25 + RM2,430 cash...
but if u include the commission and waiting time interest (to get back ur cash), i think there's no advantage buying now.. today closed at 8.74 already...
the only only advantage of buying now is u will be guaranteed IGBR shares... instead of playing wheel of fortunei n the IPO...

IMO it's just a plan to con retailers' money la... to sell at MAX price to u.... sigh...
