Actually, my in-law's house just nearby there...taman bandar baru kampar.so just go there pusing2 jalan2 at sales office.Even the s.a gave me current rate for room's rent there to compare..

Honestly do u think a double room can fetch 600?
How's the supply in kampar? If later many supply the rent may come down again.

Current price at Beijing (3 storey house) there, double room is around 250 per person but just 150+ sqft room..but i dunno the room there is same level with this studio (bed, study table, fridge, aircond, water heater, fridge)

Just check the capacity of UTAR student as i'm not so sure..and the s.a is UTAR student, doing his practical.he said that utar has no hostel inside.is it true?

If coming from north, just exit Gopeng Tol and 10-15mins drive can arrive ady..and 5mins to Kampar Town...

3++sq.ft without room, can fit 2 beds, one toilet. Privacy is the main concern.

The selling point are :

1. New township, new room + urban concept.Nice ID.
2. Easy to find foods.Shop just under your room.Many shop unit was taken ady.
3. Clubhouse+cinema+lake
4. Maybe Giant will step in (told by s.a laahh...maybe just sweet words)

1. What if your downstair is a mamak? Your room can rent out? Mostly shoplot rent by mamak or coffee shop.
2. Cinema? Rumours said a Lotus Cinema in construction. But still taking them 2 years un-touch.
3. Giant? I heard Jusco purchased the land beside Tesco 1 year ago but still un-touch.
4. Lake? Free flowing lake or dead lake smelly?
5. Demand? Please look at the empty houses now.
6. Price of rent by SA too good to be true.

6km? Are u joking? Hahahaha...well,about the crossing bridge, yes it is. Thats surely big issue. But maybe student with car or ride motorcycle got an option to rent in a nice place.

If u have been to bandar baru kampar, u will see a lotsssssssssss of chinese kedai makan..mamak just 2 or 3 if i'm not mistaken.

Lastly, im not a buyer there..hehehe

May I know what is the loan rate offers by the bank ? Some of my Ipoh friends said no bank want to loan ?

According to s.a, i just can recall bank of china.another two, i forgot lah.how come no bank would do finance? Just left 600+ left out of 2000+ during my visit last month.but dunno la whether it is sales tactic or what.few lots got whacked whole lot, top to bottom.all facing lake unit sold out ady.

From attachement there, LTV is 85%
