I think its a bit overpriced. RM1000+psf u can get lotsa option anywhere. MK is not that special to me.

$1000/sqft is too much. Anyway I think the developer will compensate for such price with nice lanscaping and outstanding exterior to make it different than the rest. Anyway I just understand that a new upcoming project will be launch soon include 2 resident tower, an office block and a mall in a peak land of MK with much lower entry price.

Developer strategy is usually to price high & aim at newbies. Second round, when take-up is slow, to adjust pricing or throw in freebies. This has happened before to their previous phases with lots of complaints from 1st batch buyers.

In any case, investors should be aware that this plot of land is possibly the worst plot in the whole MK area. The land is not solid ground, used to be a ravine and probably lots of work required to fill up and strengthen the "weak" foundation. Earlier phases, eg MK Pines, Palma, Pelangi etc were built on solid granite rock on elevated levels. But those kinds of landbanks already depleted.

Also for investors before buying, take a drive to the current Solaris Dutamas commercial area first and check out the place first. I doubt the current infrastructure can take another retail/commercial/residential whatever. Already there are lots of stress driving in/out of the area with angry drivers being blocked by parents sending kids to school etc.

Actually smallest size is 666sf. Priced from RM575psf-about 700+psf. Average about RM650psf.

60% booked by UEM staff, another 10-20% by those invited yesterday.

To those who bought, they are probably comparing vs YNH's Kiara 163 next door which is selling much higher

Roy kor, but from my understanding, the current launching for arcoris is office suites, purely for office use only, their soho yet to launch so price wise, i think not really able to compare apple to apple yet, as soho will have condo facilities. shall wait till arcoris launch soho then only can compare price with kiara 163..i think.

Sunrise sells 90% of Arcoris Suites before launch

KUALA LUMPUR: Sunrise Bhd has already sold most of the units in Arcoris Suites in Mont'Kiara, ahead of the official launch this weekend. The wholly-owned subsidiary of UEM Land Holdings Bhd said some 90% of the available 262 units were sold following an earlier preview.

The business suites start from RM383,000 or RM660 psf, with built-ups ranging from 660 sq ft to 850 sq ft.

"Arcoris Suites presents a holistic work environment within an up-market locality," said Anne Tong, UEM Land general manager of community and customer development. "The flexible unit sizes are ideal for modest start-ups as well as large organisations."

Arcoris Suites is part of a larger mixed development called Arcoris Mont'Kiara — formerly known as MK20 — and is situated on a six-acre plot not far from Plaza Mont'Kiara. The project is designed by the world-renowned architectural practice Foster+Partners. Besides the business suites, the Arcoris Mont'Kiara will also contain a hotel, retail lots, SoHo units and serviced residences.

It was earlier reported that the entire project's gross development value is estimated at RM1 billion. Each component will be launched in phases, Tong said.

"We believe in creating value for our buyers and all stakeholders," she said. "By marketing the various components in phases, by gradually scaling the price upwards, we are able to deliver on our promise to create appreciating value for our customers."

After the launch of the business suites, next to be launched will be the SoHo units in 1H12, Tong said.

The Arcoris Mont'Kiara is made up of two blocks of differing heights — 18 and 35 storeys. The 18-storey tower will house the serviced residences with 331 units, with built-ups starting from 850 to 2,000 sq ft. The taller tower will house the hotel (approximately 275 rooms with built-ups from 350 to 1,000 sq ft), the SoHo units (approximately 368 units with built-ups from 450 to 1,000 sq ft) and the Arcoris Suites. The retail component (50 units) will be in a central plaza that links the two towers. The entire development will eventually have a total of 1,470 parking bays.

"Inspired by the enigmatic Machu Picchu in South America, Arcoris Mont'Kiara boasts a compendium of organised yet random unit layouts, filled with elevated garden terraces designed to bring people closer to the beauty of Mother Nature where people, plants and the environment can coexist in perfect harmony," Tong said. The expected completion date is December 2015.

With regards to the hotel component, Tong revealed that plans are still being finalised. "For the management of the hotel, we have the option to engage a service provider or we can manage it ourselves," Tong said. "Our hospitality and corporate marketing division, set up in 2009, is currently managing our serviced-residence and hospitality business which will further strengthen our position as a full service community developer with a holistic vision."

The mixed development agenda will be seen in future projects, revealed Tong, to keep ahead of changing trends and market needs. "You can expect more new projects from us with a mix of residential, commercial and retail components, not just in Mont'Kiara, but in other locations as well."

Arcoris received three awards at the Asia Pacific Property Awards 2011, which was held in Shanghai, China, on May 31 in association with Bloomberg Television. It took top place in the categories of Best Commercial High-Rise Development for Asia-Pacific and Malaysia, as well as Mixed Use Architecture (Highly Commendable) for Malaysia.

The soho and service residence also over price...if buy better buy Izen 1 and 2 just opposite oh.

Yeah, nowadays developers selling property with a future 10/20yrs price. They just cash out first from current market. I do not see any good investment at the moment although i keep looking for some new one. Personally, some second hand properties are still worth investing and offering better price compared to the new one at the current situation.

MK20/Arcoris just price too high. Soho launched in Jan 2012 and Service Aparment March 2012...something like 750psqf or 800 psqf after discount. The developer say this is a very good offer compared to MK Icon....sigh...they comparing local property with overseas property and no apple to apple. Overseas are using USD / AUD / SGD but we are only RM.

The location is good, next to Plaza MK, opposite 1MK and at the beginning of Jalan Kiara. Just the price is too high. But still got a lot of super cash rich people buy it just leave it there. Or some first time buyer just want to try MK property and jump in also especially those internal staffs....

What i mean is developer comparing local property price with overseas property price. Which MK Icon is sold at about Rm800 -1000 psqf = not local price tag and only foreign investors able to buy it and keep.

Unit psf is selling at above 800psf. And some small unit above 1000psf.
Unit maintainance is 0.39psf

Additional Private garden is selling at 150psf
Additional private garden maintainance is 0.039psf (cost at 10% from the unit maintanance fee)
Private garden come with double or triple volume. Nice nice nice.

No carpark provided.
Visitor will need to register at lobby and will be provide with access card that only access to particular floor.

If you plan to grap a unit, please look for private garden. Those private garden sell like hot cake!!!!!
Because it can lower your average psf and space is also yours, link with your unit and other people cannot come in and cannot see your private garden as well.

Reasons to grap private garden:
1. Additional private garden just pricing at RM150psf, worth to invest, u can place your dinning area, study area or office area at the garden.
2. private garden maintainance fee is calculate at the cost of 10% from the unit maintainace fee. mean is 0.039psf , not even 4 cent. Super cheap.
3. Private garden is all ours, so u can use like your office or house.
4. Just like another part of your house with privacy protected as well.

Unit come with free branded air cond for living hall and bedroom.
Built-in kitchen cabinet, branded washing machine with dryer, fridge, build-in oven, hob and hood
Upgraded tiles compare to office suites


Hope u have a good hunting for your unit!!!!!

If you interest to grap a unit at 1400sf++ include private garden (monthly maintainance only RM300) at high floor intermediate unit facing retail podium (meaning facing Arcoris Service Residences which is just 18 floor). This unit is higher than Arcoris service residences so no blocking in front and you can oversee the service residences with rooftop swimming pool or garden. Unbelieveable price at only 80xK (average around 56xpsf), x% rebate from S&P price. Contact me if u interest: 013-2681129 (serious buyer only, act immediate before too late, really a good choice).

Too many people not enou staffs. I wearing t shirts and shorts, nobody layan as well....so bloody lansi. I waited sometime and get hold of a staff then she told me selling fast and not many units left...I wanna see whether can sell off or not with this price tag without car park so shit.

exactly, being an owner and everyday go back to this soho for work or stay.. have to register n get access from guard... hmmm, also not sure if they will allow you to park overnight or any other restriction. I was told that later sunrise may open up some carpark for sale.

Most likely the price bcz too many high end launches nowadays and MK still has luxury of options available at subsales market.

I was told the SOHO units only left few units? The bigger size apartment units are many left though.

Not much interest in this project. Izzit really because it's developed by Sunset? What if the project belongs to BKP or Dijaya? Would it make a difference? Cause looking at the easy ownership scheme plus world renowned architect at helm. May be worth another look at it? Some units with private garden looks interesting. Any opinion guys / gals?

Still quite number of units available for SOHO... However I jus came to kno their SOHO ceiling height is only 9ft+, less than 10ft, single stores type.... Quite low ceiling to me....

In no way Solaris Dutamas shld compare with Arcoris. Firstly, Solaris Dutmas is not in MK. Secondly, look at the surrounding area of the project, Solaris Dutamas is jus next to a big Mosque and those Gov offices, where you'll see thousands of office/delivery boy passing by through bikes......

Agreed. I believe Arcoris is much more high-end than Solaris Dutamas. With the rumoured Hilton boutique hotel in the pipeline, it'll further elevate the development and surrounding areas. Been to the sales gallery, not many units left in their residences.

I think Solaris Dutamas is a good development, but we cannot compare Dutamas and Acroris now coz Acroris is just launched for sale while Dutamas is a completed project for few years already, but compare Solaris Dutamas to Solaris MK , i still like the former. I think Sunrise learned some lesson from both projests and in order to to have the control the Brands that comes in to Acroris and do not have the pressure to rent out like individual investors, they decided to keep the retail unit for themselve in Acroris so they can select the brands that come in (hopefully more luxury brand and less unknown niche brand) and also the users experience with the overall uniform ID work. hmm.....ya solaris dutamas is not with mont kiara address, but geologically, is very near to mont kiara, and that area is more spacious compare to mont kiara..and in fact....solaris dutamas now is the "center of gravity" at mont kiara/dutamas/sri hartamas area...u can see weekend, it's very happending there compare to 1 mont kiara and solaris mont kiara...

Which place is more happening? Which place is better to stay? Can both place be compared even it also geologically near to each other.
I will never want to stay Kuchai, however I go there frequent for food...

MK in my view is a more cozy and peaceful place which is much suitable for staying.... In short, MK is a housing area.

Well, i don see very clear different between solaris dutamas area compare with mont kiara...solaris dutamas nearby also have high end condo like hartamas regency, and very nice gated guarded landed like nusantara,duta tropika and hartamas height....dutamas also very nice cozy housing area...in fact, the road condition at solaris dutamas area much more wider and better contidion compare to mont kiara road...

Understand that the price increase after developer throw in some additional things, eg guaranteed 7% return for 2 years, cash payment upon VP for renovation etc.

Arcoris will complement Plaza Mont'Kiara, One Mont'Kiara and dare I say YNH's new mixed development, creating a commercial hub at one end of Mont'Kiara. THe other commercial end will be Dutamas- with Publika and the upcoming UEM Sunrise project near Hartamas Heights....Solaris Mont'Kiara is more an in-fill mix- commercial development- not large enough to make an impact.

SOHO is under residential as per Ministry of Housing and Local Government guidelines.
that's why you are not able to get 85% loan (commercial loan); only 70% for 3rd loan.

Personally think Residence has really high potential, with dedicated car parks, and much safer and private compared to Block A (business suites/soho/hotel).

cool./ i think residence is better too, other than privacy the facing is also better, either overlooking villa mont kiara, or facing inside the plaza. half of the soho units might be facing quite close to YNH's development in future.

may i ask how are the configurations, for eg wat is the smallest unit, one bedroom ... 850 sft? what was your psf? early bird launch ? hopefully it will be a good pedestrian mall without any dodgy businesses.

Good to know that construction is chugging along nicely. I cant wait to see the total building structure to be completed, hopefully Foster's will live up to its stature as well.

From the management team of UEM, they said they managed to get Park Hyatt to take up the hotel space. As for the retail, UEM is still evaluating a few proposals, which could potentially complement Park Hyatt.

820 psf (after discount) is for bigger units (e.g: 2000 sqf and above).

For smaller units, it is about 900++ psf.

so it was almost 800k + for the one bedder even during launch of the residences?
UEM sunrise can even consider to open the F&B plaza first while still constructing the towers.

different product lar. arcoris is residential and SOHO, the YNH one is supposed to be office use only. which is a good plan, complementary to each other.

but i wonder why everyone wants to buy new? the days of flipping is over. for under 1M can get palma, pelangi, angkupuri, almaspuri, astana.

the one that nano mentioned is specifically YNH, it's not for own stay (officially) . arcoris mainly sould out (haha). i think you should also consider old condo. for the same price you can get 1500 sft 3 BR. check out angkupuri, almaspuri, palma.

Arcoris construction service resdience north block up to 8 or 9th floor, Soho and hotel south block up to 18 or 19th floor. Trying to get a decent shot of it ... Will post again if I manage to. tongue.gif

nope i didn't go to the uem showcase. tongue.gif i tried getting a good shot of it but couldn't as my cam is limited (no zoom etc). right now the covering around the soho block, makes it look like a huge green wall across line of sight as i drive up jln kiara. i suppose when it's completed and the claddings etc come down, the boxy compartmentalized design will help break up that "great wall" impression.

Corleone74, you can drop by McD or 7E at plaza mk to snap a nice view of arcoris Block A (South block).

From there, you can count that it has already reached 22nd Floor.

I went there last night. The photo is too dark. Got to snap again during day time. :-)

Crap. Is it true that there are no way to expand the road at that area? With the new Arcoris, the traffic (1 lane each direction) will be unbearable!

So, are they going to place a LRT/Monorail around? MRT2 no mentioned about MK but Segambut, Kepong. Oh, crap, no way to construct this at this area.

Is KL Metropolis affected by 1MDB?? Crap..thread for Arte Mont Kiara closed in Lowyat Forum. Will they call off the project?

my 2 cent:

MK is a prestige area, you don't want to attract the wrong crowd into MK. With MRT/LRT what crowd will it bring in? think about it (and i don't mean to offence anyone here). For me what's MK really need is more highways because those that stay there own luxury cars and they prefer to move around in their own cars.

As for KL Metropolis, can't help you there...lol...i'm not sure either

the crowd will not come just because an MRT is there, i say MRT is quite convenient as residents there have an option besides car. i hope your company control arcoris tenant mix properly. because look at solaris MK, some of the business there is not so "family oriented". pls careful it don't happen with arcoris!

Progress update as of 6 June 2015.
Managed to snap some photos from Jln Kiara 1.

Block A (Buiness suites, SOHO & Hotel (Hyatt House): reaching Level 30 (of 35th Floor).
Block B (Service Resident): reaching level 11 (of 18th Floor).

Seems the building structure (Block A - 35 Floor; Block B - 18 Floor) can be completed by end of this year.

Good progress. Is not a easy job to cast the structure since technically doesn't have typical floor. And also difficult for for their concreting task since the terrible traffic at MK area and also sharing a narrow access road with another 2 sites

Hope Arcoris will live to its brand promise - to be the Jewel of mont kiara.

For all residents of UEM Sunrise condos, yahp, the bus driver may ask to see the residents' card. pretty friendly bunch. bus goes about 6-7 times a day IIRC.

at the moment, i think the free shuttle is more for housewives, holidaying owners and retired oldies for sightseeing and jalan jalan, i think not suitable for commuting to work. the first bus is at 10am or something. unless you start work in the afternoon tongue.gif tongue.gif but coming back home from KL sentral after work , can use it. maybe after arcoris VP UEM sunrise may add more buses, who knows! something to look forward to

Anyway the latest shuttle bus details is more or less like this:

I doubt it bro...if you do comparison with UEM and SD prices - the recent or even older developments, SD have always commanded higher prices. That's my own assessment. Well we are talking hypothetically here which doesn't have any real bearing on the real situation. So let's not dwell too much on it..cheers!

Nt sure abt UEM's launching prices in Nusajaya but all their recent launches ie Reisidensi 22 and Sefina oso above 1m, of course this is MK and SDP got no projects in this area so cannot really compare. The nearest comparison would be SDP's upcoming Jendela Residence in KLGCC, priced I heard from 1200psft blink.gif

1mk shopping mall already a real piece of sh*t mall in mk. Especially the jialat parking. worse ever parking in kl. jialat narrow parking design. U can see manyak scratch and Bended, crack at cornering wall and especially going down to lowest parking lot corner. Manyak car kena scratch n bang there.. If drive Big car this place very cannot go.. or u need to Sibeh extra caution. The worst I ever seen.

Hope this arcoris turn out to be good 1. But the road access capacity to this area quite.....jialat.

But can't change the fact. At mk...Manyak single bachelor expat, curi Makan expats, retired expat like to cari kokokai at this area. Human mah... Lonely some more. Somemore for them by walk can reach. After have ding ding fun can walk back.

My jiulai, pj and Puchong friends also like to come to mk cari kokokai. Manyak Korean, jap, prc, Indon, Thai, Philip, local and sometimes some cari extra pocket money local/expat's daughter if lucky. Manyak hide inside this area. U need lubang or close friend to access those special club. If not how to sipot the shop rental at mk here.

Funny to heard some mk pipu said no kokokai at mk. Lol. Actually mk is 1 of the most happening kokokai area in kl provide better stocks. And this is also 1 of the attraction for expat to stay here.

Those going to bring such into court would not sign those superseded doc.

There was a case earlier in the year where the Housing ministry/minister have no right to provide extension of time. I believe most of us signed this document concurrently with the SPA.

If we can follow the won case , can we claim the LAD?
Who here can advice?

If world-class architect is employed but their design and concept is not followed through the interiors and finishing, it could backfire.

Malaysia’s first Hyatt House hotel, a brand of Hyatt Hotels Corporation located in Mont’Kiara, will open its doors on April 1 next year, here.

The four-star upscale residentially-inspired Hyatt House — which is part of Arcoris Mont’Kiara, a development by UEM Sunrise Bhd — will feature 298 guestrooms, restaurants, 3,100 sq ft of meeting space, a fitness centre and a sky pool.

The hotel, which has a gross floor area of 267,776.66 sq ft and net lettable area of 198,241.8 sq ft, will be targeting both business and leisure travellers.

Besides Hyatt House being the new neighbour in Arcoris Mont’Kiara, the retail component Arcoris Plaza will welcome anchor retailers.

UEM Sunrise revealed the anchor retailers last week which include The Majapahit, Kumar, Japan Grocer, Children Discovery House and Tribe.

UEM Sunrise chief operating officer (commercial) Raymond Cheah said that 14 retail units were expected to be leased out by month-end.

Visited the Arcoris Residences component:-

1) The commercial area looks good with some really nice retails coming up, almost everything you'd need is here. Village Grocer down the road, or Jaya Grocer at Kiara 163
2) The building face is really nice, the concrete play with the black frames gives it the high end look - but not sure about the maroon cladding
3) Landscape is OK but feel the landscape architect is being lazy. Should play with more variety (maintaining the green palette) and play with the heights of plants
4) Terrible branding, interior design and car park is really low-end looking

For the Residences section:
1) The common corridors to the units are so dimly lit. I understand it's trying to be high end, but playing with ambient lighting is important but is missing.
2) Lift design is too common, and not very clean too. Months after VP it still looks like the lifts are all contractor's lift.
3) Swimming pool area is a joke, situated at the lobby near the commercial area. Definitely not private at all. Is there another one for the Residences?
4) Gym design is an afterthought, great equipment by Life Fitness but they literally put the equipment in a room and that's it. No mirrors, no protective rubber flooring for the weights area and totally no ID for the gym.
5) The unit layouts that I saw had all weird pantry shapes and the living room is dark, there isn't a good feel to it. The corner units, however, are really bright though.

I really wanted to like the place, but at this time, am divided.

Any owner here got complaint on the Electrolux freezer?

The freezer provided from Arcoris creates a lot of noise and Electrolux Consumer Care said this very sound (noise level) is normal.
