366088 , ya overall sales should be >70% d... they jus pass up AMII key.. so i guess they need more money liao.. so now fast fast do piling so can claim the 1st 10% from all AMIII buyer... jus hope everything is smooth sailing no delay delay .. la.. plan to move in once married..

i'm 1 of the Aman II owner.....to who wish to buy Aman III.....i wish u all the best.....coz the developer is the damn damn poor one.....they will delay the completion date and dun wan to pay u all bac the LAD de......who wish to buy better buy the completed like Aman I o II.....o find others......

Agree with marimarihome.

Who wish to buy AH or any projects from this Premier Consortium Sdn Bhd, I suggest you to boycott it asap. I am owner of AH2 and this is the MAJOR problem I facing now.

1) The damn sales guy (Kenny) conned me when he sell to me my unit. Since mine is intermediate unit, he said my unit won't be facing the lift area entrance door, and he show me example from AH1. Turn out when I go see my unit now, my unit entrance door is facing directly to the lift area entrance door.

2) My unit is 25th floor, one floor below the water tank floor. He never explain to me before I buy that there is a huge water tank above my head in my unit, which is located directly above my hall. Because of this stupid developer never do their job properly, there is leakage from my ceiling and my neighbor's unit as well. Have already complain and they do grouting work, but there is still leakage from new spots now. The water tank floor is not done correctly, so there is problem everywhere. Very disappointed and the developer reluctant to take responsibility, giving too many excuses to run away from this problem, and can even give "cut cost" as a reason. Is this a sign of a good & responsible developer? The contractor for this project has no idea what is going on when questioned, and always give nonsense excuses and reasons when asked to explain things. This is a major problem and not only my unit and my neighbour is affacted, but another unit beside corner unit on my floor is also affected, and many other units in different floors are facing different technical issues such as aircond piping leakage, etc.

I am planning to take this issue to the authorities since developer don't show any support and very inefficient after sales service, make sure this developer pay for what they have done. Always thinking about money and saving cost, but cause problems to their customers, even risk or dangerous situations which may happen due to the faulty water tank setup on floor 26. These are money minded blood sucking pigs who should be blacklisted by government and the company should be closed down permanently!!!

Please owners of AH, beware and be alert, the whole bunch of developers, maintenance people , salesguy everyone is a crook and lie so much that even Pinocchio will be ashamed of them.

It is really that bad, unfortunately. Don't be fooled by the mini model and the pamphlets of AH3 which looks nice. Very disappointing, because the pool, gym, are not taken care of properly, so where does all our maintenance money go to? Of course many units have no problem with their units, but we all share the common areas and its not maintained regularly. There is electricity leakage in the swimming pool, 2 of the treadmills in the gym are out of order since last year. What are the management doing? Every building will have defects I agree, but this developer is shunning away and refuse to take full responsibility for their mistake and solve the issue permanently, but instead they're trying to 'save cost' and lie to us many things and don't want to put a good long term solution to it, that's the worst part of it.

err..i'm AH I owner, as far as i could remember the developer contractor will come n fix the complain items when submitted the form although sometime it take a little bit longer and a few more call. Right now i see quite a few gym equipment is not usable when i visit the gym couple of weeks ago.make a complain to mgmt office, wonder they fix that already or not....

Have anybody used the games room? The pool table needs coins to play? WTF. I thought we paid maintenance fees is including the usage of all equipment and facilities in AH, but must insert coins to play the pool? Anybody know why? What is the difference then if I go other public pool places and play? This is not exclusive to AH owners, so called luxurious lifestyle, but must pay for every thing, even a damn pool table.

What captainVJKanth says is absolutely right. I also own a unit in AH2. Was looking forward to get the key, start the reno and move in. When I booked the unit last year, the salesman Kenny said that the unit would be ready by December 2010. But it dragged till this year June, and when I went to collect the key, I got a shock to see they wanted us to pay for the maintenance fee though CF was not obtained yet. Two of my other friends who bought a unit each there even had to pay interest of RM1xxx due to salesman's delay in submitting loan application, but till today developer don't want to confirm its their mistake. Our biggest mistake was to book the unit based on the exterior landscaping which of course would attract anyone at first sight. But few days back when I was surfing through our kementerian perumahan's website, I got to know that this developer Premier Consortium has been blacklisted under one of the category and they seem to have problem with almost everyone I've met in Block B.

The workmanship of AH2 is worse than a low cost flat I would say. First day that I walked in to my unit after collecting the keys, I was just too disappointed to see how bad the touch up has been. Cracks everywhere. And when I stand at my living room and look at the walls, the finishings are just horrible. REALLY REALLY BAD PAINTWORK. CHEAP DOORS. NO PROPER ALLIGNMENT OF THE WALLS. CROOKED LINES BETWEEN WALL AND CEILING. WATER SPOTS NOTICED TOO. And now when I ask the salesguy (Kenny) anything, all he says is he don't know anything. Contact management. Blardy basket. When he needed to do his sales, he was so nice. And now, such a kiasu idiot. To make it worse, their project manager kononnya UM grad. But then knows nuts about what he is speaking. And the defects are suppose to be rectified within 30 days, and mine has exceeded by another 15 days, and its still not done.

captainVJKanth, i think i saw your unit and your neighbours. Its really in bad shape. If I were you, I would be extremely pist myself. I think it must have been your neighbour that I saw giving it off to the sales manager that he was gonna make a report to MPSJ and KPKT. And most likely write in to the press as well, which I think is the right move. This kind of developers need to be taught a lesson, for being irresponsible. I don't think the money we pay for this condo, is worth it at all. For the work that they do, its worthless. What I heard from some during my last visit there, KPKT might be sending their engineer to check the site cause too many complaints. And this might effect AH3. So I suggest to those that wish to purchase AH3, put a hold to it first.
If possible go for any other better developer. As I understand this developer has lots of cases, and from the way they have been responding to the defects of AH2, they definitely are a bunch of irresponsible developer and do not care about the safety of the occupants of the building. I even heard that till today block A's unit face water leakage problem and developer is least bothered about it.

Not to forget, the CF states that it has been given for "sebahagian block b and tempat letak kereta". Does this mean only half the building is safe to occupy???? Dumb developers!

You all are right. I'm another frustrated puchaser. There are quite a number of defects. New house, but the rusted screws and rusted metal parts of the doors look like hundred years ago. Even a screw they wanna save it? What developer is that? That Sam is like the whole AH the only staff from management promised me the defects will be fixed within 30 days. After 30 days, nothing has been done. Then this time he sounded very promising that the defects will be fixed within another 14 days. However, until now which i don't know how many days already, the problems have not been solved. To me he is a such big liar.

After 30 Days OF DLP, you should write in a notice letter to

1. Developer - inform them expiry of DLP 30days and inform that you will rectify the defect by third party of contractor (with quotation attached and pay your owns 1st). Notice within 14days, if they still do not start work on rectify. you can engage your others to do it.

2. stakeholder (should be YeeHow & Tan) - to stop issue remaining 5% sum according S&P agreement. (you can deduct the rectify cost which u paid earlier from this 5%sum)

Hi Thiansc,

I think with this developer and management, there is just no point in doing so. My unit, we have even reported them to the KPKT now. We are just waiting to see what ministry does. At this point of time, I am really angry at this whole lot of developer and manager that I could walk up and give it off to their face. The other day, they called saying we can collect our key. But before I collect it, I wanted to be sure they have done all the defects. And found out that the toilet flush is not working and when I called Sam, he said have to wait another 2 weeks cause new defect. WTH??? It's their job to check if the flushes are working cause I never had water supply to the unit until a few days back. So how the hell am I suppose to even inform them during my first defect check? It's utter rubbish!!!

And the actual procedure is for bank to hold 5% but from the statements sent to me, the bank only hold 2.5% of the loan. We even recently found out that the law firm is all part of the developer's people as well and it seems they are going bankrupt and closing down. I am not so sure how far this is true, but heard about it from a few people upon my visit to my unit.

Anyway, wanted to check..how many of you are aware that the management is suppose to allow us to form our own Joint Body as a committee within 12 months of the CF release?
